It’s quite crazy how fast time flies – this is our Units Of The Week Issue #4 already (which marks the first month since we started).
There isn’t a particular theme this week, but we’ve found some great properties.
One of them is a seriously rare deal – if we had to gauge in terms of Pokémon it would be Mewtwo levels (okay fine, that might be a bit of an exaggeration).

Why I like it
Looking at past transactions, Sui Generis is one high end property – with prices in 2007 reaching 2,500 plus psf levels. Prices here have definitely not managed to attain those levels, with the last sale at $1,800 psf range.
I like this for the move-in condition of the unit, the interiors are clearly very well done. If you crave privacy this could be one to look out for given it has only 40 units total in the development.

Why I like it
Waterfront living will always be something most people aspire to – and this one at Corals @ Keppel Bay is the newest out of the 3 developments along Keppel. While it might not be on the edge of the prime water views, it is located by the waterway, so you do get a nice angled view towards the waters.
It also has the least units (367), and is the most private and exclusive one. Given its launch prices, its current asking price is quite an attractive one.

Why I like it
I do love old developments, they just have much more character for me. While I think the asking price is quite “out there” at the moment, if you are looking for a 1 bedder in a prime location, this unit at Tanglin Park could be an option for those with deep pockets.
At more than 1,000 sqft, it is bigger than more new launch 3 bedder units currently – so there is a ton of living space. Not to mention how nicely it is done up on the inside too!
And it’s not just interior space, the amount of outdoor space is the real attraction – with just 274 units on nearly 400,000 sqft of land.

Why I like it
Yes it is old, and yes it is a walk up. But its hard to ignore its spacious size, and proximity to the upcoming Marine Parade MRT on the Thomson-East Coast Line. This is definitely one to watch for a potential en bloc in the future.
So if you have no concern on facilities and a modern exterior, living costs will be kept to a minimum – as the maintenance fees here are really affordable.
There hasn’t been any transactions so you might find this one quite hard to value. But yes, this is a rare one for sure.

Why I like it
Like the one Stanley chose above, this one at Botanic Gardens View is one that is on pretty valuable land. It’s freehold, it is right outside the UNESCO heritage site that is Botanic Gardens, and the upcoming Napier MRT is situated right at its doorstep.
The best part? It is as well renovated as you’ll hope it to be for a development this old – with decor that is tasteful and pleasing to the eye.
