Bukit Timah has long been a sought-after address for families, for its schools, its greenery and the everyday amenities around Beauty World. But buying a three-bedroom home here usually means deciding what to give up. Older developments tend to offer far more space for the money, though on shorter remaining leases and often in need of updating. Newer freehold projects come with modern fittings, but in much tighter floor plans.

The homes on this list sit on both sides of that trade-off, from a 753 sq ft freehold unit to a split-level home of 1,711 sq ft. This week, we looked at five three-bedroom homes in and around Bukit Timah, asking between $1.53 million and $2.5 million:

Why I like it

Located a 7-minute walk from Beauty World MRT station (DTL), this apartment sits right above Bukit Timah Plaza, so many daily errands can start downstairs. Within walking distance are Bukit Timah Wet Market & Food Centre, Beauty World Centre, Beauty World Plaza, Bukit Timah Shopping Centre and a variety of eateries along Cheong Chin Nam Road and Lorong Kilat.

Nature is close too: the Rail Corridor is a short walk away and leads to Rifle Range Nature Park and Bukit Timah Nature Reserve. For families, Methodist Girls' School and Pei Hwa Presbyterian Primary School are in the neighbourhood.

The unit is on a high floor with an unblocked view, so it gets plenty of natural light and ventilation. Inside, the living and dining areas are nicely separated, and neither feels cramped. The long kitchen has top and bottom cabinets running along both sides, which adds up to a lot of storage.

All three bedrooms are spacious and regularly shaped, which makes furniture placement and planning easy. Completed in 1980, this is an older development, but the unit has been renovated, which should mean less work before moving in.

Why I like it

Built above both a mall and Beauty World MRT station (DTL), this integrated development has a direct underground link to the trains, which makes for an easy commute in any weather.

The neighbourhood's markets, shopping centres and eateries, including Bukit Timah Wet Market & Food Centre, Beauty World Centre and the food along Cheong Chin Nam Road, are all within walking distance. For green space, the Rail Corridor and its trails are a short stroll from home, while Pei Hwa Presbyterian Primary School and Methodist Girls' School are nearby.

This is a freehold unit. The main door opens into a small foyer, a useful buffer before the living room and dining area, which are clearly segregated. With the kitchen left open, the dining space feels roomier than it otherwise would.

A good-sized balcony off the living area could double as an alfresco dining spot, freeing up more room indoors. The bedrooms are all tucked away across from the shared spaces, keeping rest and entertaining apart. It is a compact home, but a well laid-out one, with little space wasted.

Why I like it

Set in a serene environment, flanked by a landed estate and forest, Hillcrest Arcadia offers a quieter setting for families. For everyday needs, the shophouses along Greenwood Avenue have a supermarket and a range of food options, and Raffles Girls' Primary School is in the area.

Spanning a little over 1,700 sq ft, this split-level corner unit places its bedrooms on the upper levels, which gives them more privacy from the living spaces.

The spacious living and dining area opens onto a sizeable balcony, which faces north-west and has a retractable awning to adjust the light and shade. The kitchen is generously sized and comes with a separate yard that has its own toilet.

Two common bedrooms and a common bathroom take up the second level, while the master bedroom and its attached bathroom have the third to themselves. All three bedrooms are well-sized, and the landings on each level are roomy enough to work as a small study area or reading nook.

Completed in 1980, the unit is in its original condition, so buyers should budget for renovation, though that leaves a free hand in updating it.

Why I like it

Situated between King Albert Park MRT station (CRL) and Beauty World MRT station (DTL), this condo is under a 10-minute walk from both. Bukit Timah Wet Market & Food Centre, the shopping centres around Beauty World and the eateries on Cheong Chin Nam Road and Lorong Kilat can also be reached on foot.

The project occupies a large land plot right beside the Rail Corridor. Pei Hwa Presbyterian Primary School and Methodist Girls' School are also nearby.

A private lift serves the unit, giving residents more privacy. Living and dining are set up as two distinct zones, and floor-to-ceiling windows in the living room and bedrooms bring in more daylight while making the rooms feel bigger.

The kitchen has a separate yard with a WC and a home shelter, useful for keeping laundry and household storage out of the main living spaces. The three bedrooms are all of a good size, and the master bathroom has large window panels that let in daylight and fresh air, which is not common for a bathroom.

Why I like it

Close to both Tan Kah Kee MRT station (DTL) and Botanic Gardens MRT station (CCL/DTL), each less than 10 minutes away on foot, this freehold condo is also near Farrer Road MRT station (CCL). Coronation Plaza, Serene Centre and Adam Road Food Centre are within walking distance, with more food options along Bukit Timah Road.

The Botanic Gardens are also walkable, as is the park connector leading to MacRitchie Reservoir. Nanyang Primary School and Raffles Girls' Primary School are in the area.

Inside, a dumbbell layout places the bedrooms on either side of the living and dining area, which minimises circulation space. A mirrored wall in the dining area creates an illusion of space, and the open kitchen adds to that sense of room.

One of the common bedrooms has a loft, with a closet and a study desk tucked beneath it, a practical use of height for a child or student. The unit is compact, yet thoughtfully planned so that most of its floor area is put to use.
