Malaysian developer Tropicana Corporation Berhad has launched the second phase of Avisa Residences, a collection of 480 two-storey terrace homes at its Tropicana Alam township in Puncak Alam, Selangor, with prices starting from RM612,800 (about S$193,000).
The launch follows the first phase of 431 terrace homes, which opened for sale in March 2024 and is now more than 90% sold, according to Tropicana. Together, the two phases bring Avisa Residences to 911 terrace homes.
According to Ixora Ang, Managing Director of Marketing & Sales and Business Development at Tropicana, Phase 2 has been "further enhanced" with larger and improved layouts on the back of the strong take-up rate. She adds that the developer is maintaining an attractive entry price from RM612,800.
We previously covered Tropicana Cenang, the developer's beachfront serviced suites in Langkawi, which were pitched to holiday-home buyers and investors. Avisa Residences is a different product, built for first-time homebuyers, growing families, and upgraders looking for a landed home in a gated township.
Four-bedroom terraces that sit on 1,400 sq ft of land
The landed homes in Phase 2 sit on a total land size of 35.82 acres, with a gross development value of RM386 million (about S$122 million). The homes have a leasehold tenure, and each is on its own individually titled lot.
In addition, the two-storey homes have built-up areas ranging from 1,917 sq ft to 2,351 sq ft. Intermediate units sit on 1,400 sq ft lots, while corner homes start from 1,540 sq ft.
Each home has four bedrooms: one on the ground floor next to a bathroom, and a wheelchair-accessible main entrance. This makes the layout appealing for multi-generational families, since an elderly parent who cannot manage the stairs every day can still live comfortably on the ground floor. The remaining three bedrooms, together with a family area, are on the second floor.
The units come in two configurations. Type A homes have a small garden behind the kitchen, while Type B homes push the kitchen further back into that space, leaving a yard and a smaller patch of garden at the rear.
End units (A2 and B2) include a garden and landscaped area along the side of the house, with a terrace that opens from the dining area. Corner units (A1 and B1) get the same side terrace, just with a much larger garden flanking the house, a fourth bathroom, and a porch for three cars instead of two.

Green-certified homes in a 362-acre township built around a lake
The homes carry GreenRE Bronze certification, a Malaysian green building rating. For homeowners, this translates to a cooler house and lower electricity bills.
The homes are oriented in a North-South orientation, so the front and back of the house avoid the harshest rays of the morning and afternoon sun. Their double-volume ceilings and cross-ventilation design are meant to help hot air rise and escape, while stone wool insulation under the roof reduces heat penetration from above.
Tropicana Alam spans 362 acres, with 29% of the area set aside for green spaces and water bodies. Its main landscaped area is a five-acre park with a lake and a 4.5-kilometre jogging and cycling trail. The township also sits next to the 33-acre Central Park.
The township is gated with a single point of entry, and a row of two-storey shops and offices facing the park and lake is planned as the commercial centre. Tropicana says the commercial centre will bring dining, retail and other daily services closer to residents.
The township connects to seven highways, including the LATAR Expressway, the Guthrie Corridor Expressway, and the North-South Expressway. Nearby, there are national primary and secondary schools, a Chinese primary school, Hospital UiTM, Poliklinik UKM and several supermarkets.

An entry price of RM320 psf and incentives till the end of the year
Based on the starting price for the smallest unit, buyers are paying about RM320 psf in terms of the built-up area, or roughly S$101 psf.
For Singaporeans, the crucial figure is Selangor's minimum purchase price for foreigners, which is RM2 million (about S$630,000) in Kuala Selangor, the district Puncak Alam sits in.
That said, thresholds can differ on a project basis. At Tropicana Cenang, for instance, the minimum for foreign buyers is RM500,000, half of the usual RM1 million threshold for Langkawi, though Tropicana has not said whether a similar arrangement applies at Avisa Residences.
Phase 2 is part of Tropicana's LIVE+ Season 3 campaign, which runs until 31 December 2026. Under the campaign, Tropicana has said that it will bear the full legal fees and stamp duties for participating purchasers, and offers referral rewards of up to RM80,000.
Buyers can also finance their property purchases through the Maybank MyDeco Scheme, and one winner from each selected development stands to receive a grand prize of 50% homeownership savings.
