For families who need more room than a typical 5-room flat, the HDB resale market has a handful of options. Executive Apartments and Maisonettes are the familiar alternatives, while Jumbo flats - usually formed by joining a pair of three-room flats - are the less common option. But it's worth knowing what each type offers and what trade-offs buyers usually face.
The trade-off is usually age, since many of these flats were completed decades ago. In return, buyers get some of the largest living spaces offered in the public housing market and, in some cases, the flexibility to live as two households under one roof.
This week, we looked at five jumbo flats with asking prices below $1.2 million - from $768,000 to $1.1 million - with sizes ranging from 1,206 to 1,830 sq ft.

Why I like it
Located near Mattar MRT station (DTL) and MacPherson MRT station (CCL/DTL), this jumbo flat is about an 8-minute walk away from both stations. Meanwhile, Circuit Road Market & Food Centre, Circuit Road Hawker Centre and MacPherson Market & Food Centre are also close by, while the neighbouring HDB estates have various eateries and a supermarket.
The block where this flat is located also sits along the park connector that leads to Kallang Riverside Park.
The home is made up of two adjoined 3-room flats, with an entrance on each side. Each half is a proper unit with its own living area, kitchen, two bedrooms and two bathrooms, so the flat can work as two separate homes. That suits families who want to live together with some privacy, or owners who want to rent out one side while keeping their own space, within HDB's rules on renting out.
All four bedrooms are well-sized, and it is an efficient layout with minimal wastage of space. Most walls can be hacked, subject to the necessary approvals, so the layout can be reconfigured if preferred.
Just take note that this is an older flat which was completed in 1969.

Why I like it
Situated next to Woodlands Town Park East, this home is a slightly long walk from Marsiling MRT station (NSL) and Woodlands MRT station (NSL/TEL), and it takes about 15 minutes to walk there.
Marsiling Lane Food Centre and Marsiling Lane Market & Cooked Food Centre are within walking distance. Meanwhile, the park connector that leads to Marsiling Park, Woodlands Waterfront and Admiralty Park is close by.
Spanning about 1,700 sq ft, this is a sizeable unit with four bedrooms and two bathrooms, set out in a dumbbell layout with the bedrooms flanking the living area.
The living area is generous, and the dining area is separated from it. The kitchen comes with its own service balcony, which is useful for keeping laundry away from the main living area.
All four bedrooms are of a good size, and the master bedroom is especially spacious. There are few built-in pieces of furniture, and some of the walls can be demolished after attaining the relevant approvals, which makes it easier to reconfigure the layout to suit your household.

Why I like it
An 11-minute walk from Woodlands MRT station (NSL/TEL) and Causeway Point, this jumbo flat is also within walking distance of Marsiling Mall Hawker Centre and both food centres along Marsiling Lane. Woodlands Town Park East is right next door, and a park connector that heads towards Woodlands Waterfront and Admiralty Park is a short walk away.
This is a corner unit in a low-rise, four-storey block with only three units on each floor, and at over 1,800 sq ft, the unit is relatively large. The main door opens onto a balcony that serves as a foyer, which offers a bit more privacy before you step into the flat itself.
Inside, the dumbbell layout works efficiently, with the bedrooms at either end of a spacious living and dining space. Two of the four bedrooms have attached bathrooms, and there is a third common bathroom as well.
All the bedrooms are generously sized, and the master has its own small balcony. The original layout also offers the flexibility to create a fifth bedroom, after receiving HDB's approval, which may appeal to larger families.

Why I like it
Marsiling MRT station (NSL) is just a 5-minute walk from this flat, and there are various eateries and supermarkets within walking distance, with supermarkets like Sheng Siong and FairPrice nearby. The Woodgrove, a mixed-use development with a retail component, is roughly a 12-minute walk away, while the park connector to Marsiling Park can be reached in a short stroll.
Set in a four-storey, low-rise block that has shops at ground level, the flat spans over 1,750 sq ft. It follows a dumbbell layout, with the living area in the middle and bedrooms on both sides.
Past the main door is a balcony that doubles as a foyer, a useful buffer that adds privacy before you enter. The living area is large, and the dining area sits in its own distinct space.
There are four bedrooms, two of them ensuite, along with one more common bathroom. Although one bedroom is irregularly shaped, it should have a marginal impact on the overall utilisation of the space.

Why I like it
Centrally located, this home is within walking distance of both Rochor MRT station (DTL) and Little India MRT station (NEL/DTL), with Bencoolen MRT station (DTL) and Jalan Besar MRT station (DTL) also close by. Lots of everyday amenities are a relatively short walk away too.
Two 3-room flats were joined to create this home, and there is a door into each half. Both halves are proper units, each with its own living room and kitchen, plus two bedrooms, two bathrooms and utility rooms behind the kitchen that are handy as store rooms.
This means the flat can function as a pair of separate homes. Relatives can share an address while keeping some privacy, or an owner could let out one half and keep their own space.
Each of the four bedrooms is comfortably sized, and with relatively little space lost to corridors, the floor plan makes good use of the space. Should you prefer a different arrangement, the walls are largely removable, if HDB approves.
The main trade-off is its age: this block, and the flats within it, was completed in 1974.
