We've come to the portion of this ongoing strata landed series where we can start discussing specific developments that aspiring strata landed homeowners could consider. As we dive into the performance of these projects, they'll serve as useful examples and references that build on what we have analysed over the past few weeks.

In this article, we'll take a closer look at Cabana, a resort-style cluster housing project on Sunrise Terrace in Yio Chu Kang. The 119-unit development consists of four-bedroom units and includes two private basement carpark lots.

According to URA transaction data, these homes at Cabana have changed hands for an average of $2.84 million, based on transactions lodged between January 2025 and June 2026. Over these 18 months, freehold semi-detached houses at the neighbouring Sunrise Villa fetched an average of $4.16 million.

For families weighing up the two landed housing options, that $1.32 million difference means a freehold property and a plot of land of their own.

In the first article of this series, we found that most freehold terraces now cost about $1.05 million more than a typical freehold strata landed home. Our second article then demonstrated that 99-year leasehold strata landed sellers earned a higher return on investment (ROI) compared to their freehold landed counterparts.

For the next eight weeks, we'll analyse eight different strata landed developments, starting with Cabana. We'll look at what buyers have recently paid, how that compares to other nearby landed homes, and what else the same budget can buy within a 3km vicinity.
