The prestige of the Orchard Road shopping belt and the exclusivity of the River Valley neighbourhood continues to appeal to a wide range of homeowners and investors, even as amenities have greatly improved in the heartlands.

But two areas are set to see significant changes in the coming years. An ongoing rejuvenation attempt is taking shape along Orchard Road. Meanwhile, the 60% ABSD rate on foreigners buying residential property here has reshaped the buyer demographic, properties that were sought-after by foreigners have been replaced with more local demand.

To identify the strongest performing condominium, we analysed the profitability of two-bedroom units across developments in Orchard Road and River Valley over the past 10 years.

We examined resale and subsale transactions, and avoided developer sales. That said, it’s also worth noting that transaction volumes in Orchard Road and River Valley are generally lower than in many other parts of Singapore. That’s not unsurprising since these two locations fetch some of the priciest residential real estate in the country, but as far as possible we’ll try to confine our analysis to projects with more resale transactions.
