Although Bukit Timah and Newton are next to each other on the map, each area has its own identity over time. Bukit Timah is best known for enclaves of luxury homes and tracts of nature reserves. Meanwhile, Newton has come into its own as a gateway precinct to the downtown core and the central region.
But the proximity of these two planning areas sometimes prompts debates among property investors and landlords, about how much it makes sense to buy a rental property in either of these locations.
Some hold the position that the greenery or Bukit Timah, coupled with the city centre proximity of Newton, make for a shared and highly desirable district for tenants. Others frown at the relatively high property prices, which they think will result in a lower yield.

We analysed the profitability of two-bedroom units in condos across Bukit Timah and Newton over the past 10 years. For this analysis, we picked up subsale and resale transactions and excluded new launch sales.
To keep the comparison manageable, we excluded projects with fewer than five profitable subsale / resale transactions during the 10-year period.
