Our ongoing series on Singapore’s rental market moves towards regions in the East, such as Bedok, Bedok Reservoir, Tampines, and Pasir Ris. Collectively, these four areas make up Districts 16 and 18, and contain most of the residential suburbs in the East.
In our analysis, we examined 62 eligible projects that met our criteria. The data we were able to compile puts the median net yield after property tax at 3.99% for one-bedders, 3.19% for two-bedroom units, and 2.98% for three-bedroom units.
We kept the same eligibility rule used throughout this series. A project needs at least 10 registered rental contracts and five resale transactions in the past 12 months, and it must have been completed at least 24 months ago.
Publicly available rental records from URA don’t disclose details like floor, unit facing, renovation quality, or unit furnishings, so each figure in this article is a project-level average.
The net yield of 2.98% for three-bedroom units is also the highest three-bedroom yield we have recorded so far in this rental series. It is ahead of District 14 which clocks in at 2.92%, the net yield of 2.84% in Districts 9 and 10, and the 2.32% figure we covered for the East Coast.
So far, each district that we have covered in this rental series has pointed to one-bedders as the unit type of choice for landlords who are prioritising the strongest yield returns. And that conclusion also holds true when we examine Districts 16 and 18.
