During our analysis of the two-bedroom segment in Singapore, Clementi stood out to us as an interesting neighbourhood for this unit type. The neighbourhood overwhelmingly consists of residential estates that tends to attract families who prefer larger sized homes like three-bedroom units or larger.
But we think that there’s a compelling argument that supports the demand for two-bedroom units, as well as other investment-oriented compact units, in Clementi. The area is one of Singapore’s educational hotspots: well-known schools like Nan Hua Primary School, Nan Hua High School, and NUS High School of Mathematics are among a slew of prominent schools and educational institutions there.
Clementi is also close to Kent Ridge and Dover, where you’ll find more tertiary educational campuses like Singapore Polytechnic and the Kent Ridge campus of National University of Singapore.
The profile of Clementi, and its neighbouring areas, often produces some divided opinions on whether Clementi stands as a strong “rental area”. Enthusiastic parents, who will go to lengths in order to enroll their child into a desired school, might rent a home there to capitalise on the addresses proximity to the school. Families with older children in university might like to give them a taste of independent life by letting them rent near campus.
On the flip side, there are some perspectives which argue that this pool of rental demand is overstated. They say that NUS and the polytechnics have their own accommodation options, and the students there are old enough to handle commuting.
Families who rent a home in the area to benefit from its proximity to schools are also a niche group, and proximity doesn’t help with admission to tertiary institutions like NUS High School or the School of Science and Technology. (NUS High School and SST are specialised schools that admit students through Direct School Admission. Living nearby doesn’t impact enrollment.)
