Truth be told, whenever we examine the greater Aljunied/Paya Lebar/Eunos areas our analysis tends to become a bit more cautious. This is because we feel like this is one of the most challenging parts of the Singapore private residential market to analyse, especially the locale between Paya Lebar and Aljunied.
These two neighbourhoods comprise an unusually diverse mix of housing types, from walk-ups to landed homes and condos. This stretches from Aljunied, into Geylang, and onwards to Paya Lebar.
Eunos is also not as straightforward, with its unusual blend of boutique freehold projects and large leasehold condos. The private housing market there has changed significantly since the completion of Paya Lebar Quarter (PLQ), which has helped to elevate the area into a major regional hub in Singapore.
Nonetheless, all three areas share a common attribute besides proximity. They have established large and diverse tenant pools, and many of the properties attract yield-focused landlords and investors.
This week, we’re taking a look at the top performing two-bedders across these three locales, with a close-up on the top performing project.
Identifying the condo with the strongest performing two-bedder in Aljunied, Paya Lebar & Eunos
To identify the strongest condo performer in this segment, we analysed the profitability of two-bedders across Aljunied, Paya Lebar and Eunos over the past 10 years. We only examined subsale and resale transactions, and excluded direct developer sales. We also excluded projects with fewer than five profitable transactions to minimise the impact of outlying transactions in this analysis.
