When it comes to the rental market in Singapore, it could be said that Bishan is among the most debated areas for landlords and investors to consider. Since the early 2000s, parts of Bishan have revitalised, which has renewed demand for rental properties there.
By most accounts, rental properties should be seeing good yields. The area is highly accessible with a good public transport and road network, while being close to the city centre. Yet average rents there are lower than some condos in the Core Central Region (CCR).

It is an interesting time to see how the rental market in Bishan has fared in recent years. We’ll also look at the best performing two-bedders among condo projects in this area, since it is the unit segment of choice for many landlords today.
Which Bishan project had the best performing two-bedroom units over the past decade?
To uncover this, we looked at subsale and resale transactions in Bishan over the past decade, while excluding new sales by developers. Also, while we have included all projects for reference, only projects with at least five profitable resale or subsale transactions will qualify for our ranking. This prevents the occasional outlier (e.g., a single transaction) from misrepresenting an entire project.
