A four-room flat at Kallang Trivista has set a record resale price for a four-room flat in Kallang/Whampoa. The 1,055 sq ft Premium Apartment at Block 8A Upper Boon Keng Road, between the 19th and 21st floors, changed hands for $1.32 million ($1,251 psf) after it was sold earlier this week.
That beats the previous town record for a four-room resale flat by about $19,000. The previous record was the sale of another four-room flat also at Kallang Trivista - at Block 8B and between the 28th and 30th floors - which changed hands for $1.301 million ($1,233 psf) after it was sold in October 2023.
This means that the latest record-breaking four-room sale involves a flat of the same size as the one it trumps, but is located on a much lower floor yet commanded a higher absolute price and $psf price.
It is not the first time that a resale flat at Kallang Trivista has made headlines this year. In September, a five-room flat there briefly claimed the title of the most expensive resale flat in the town.
What makes this four-room transaction stand out?
The floor of the record-setting unit caught our eye, since it can't be reasonably described as a top-floor unit. The block is 28 storeys high, and the record-setting unit is within the 19th to 21st floors. Adding to that comparison is the fact that the previous record-breaking four-room flat was on the 28th to 30th floors.
Thus, we don't think that the floor has played a significant part in the selling price.
Moreover, since the record-breaking flat and the runner-up are both similar in size - at 1,055 sq ft - this makes the $19,112 price gap a like-for-like one. The difference in $psf price works out to $1,251 psf against $1,233 psf.
Apart from the high absolute price, it is also the seventh-highest psf among the 2,788 four-room resale transactions that have been lodged at Kallang/Whampoa since 2017. But the other six sales all fetched prices that were less than $1.32 million, since they involve smaller-sized flats.
When we scrutinise the transactions within Kallang Trivesta and Block 8A, the second-most expensive resale at the block is a 1,023 sq ft unit on the 22nd to 24th floors that was sold for $1.268 million in August this year.
It is closely followed by the sale of another 1,023 sq ft unit on the same 19th to 21st floors, which changed hands for $1.25 million after it was sold in June 2025.
Overall, the flats at Kallang Trivesta have the benefit of being relatively new, since the development was completed in 2016, making the flats there about 10 years old.
Specifically within Block 8A, it houses 270 flats with a mix of 81 three-room, 162 four-room and 27 five-room flats. Since four-room flats account for 60% of units, this isn't a case of an unusually rare flat type.
