A five-room flat at Kallang Trivista has set a record resale price for this flat type in the Kallang/Whampoa area. The 1,249 sq ft Premium Apartment unit at 8A Upper Boon Keng Road, between the 28th and 30th floors, changed hands for $1.588 million ($1,273 psf) when it was sold earlier this week.
This surpasses the previous town record for a five-room resale flat by $38,888.
That runner-up transaction involved a 1,259 sq ft flat at City View @ Boon Keng, a Design Build Sell Scheme (DBSS) development on Boon Keng Road. That flat sits between the 31st to 33rd floors, and fetched $1.55 million ($1,231 psf) when it was sold in October 2025.
The news of the record resale price in Kallang/Whampoa is even more striking because the record-setting flat sits on a lower floor than the unit it displaced. Despite that floor disadvantage, the flat at Kallang Trivista commanded both a higher absolute price and a higher psf price.

What Else Makes The Record Transaction Stand Out?
The 270-unit Kallang Trivista was completed in 2017, making it nearly a decade old but still one of the relatively new public housing developments in Kallang/Whampoa, where the vast majority of resale flats are considerably older.
With about 89 years remaining on its lease, the record-setting flat carries one of the longest tenures among five-room resale units in this town. That matters considerably to buyers relying on bank financing, as it sits well clear of the thresholds that can restrict loan tenure or quantum.
The entire development consists of three residential blocks that each tops out at 28 storeys. The unit mix comprises three- to five-room flats. Within Block 8A, where the record-breaking flat is located, there are 81 three-room flats, 162 four-room flats, and just 27 five-room flats.
The relative scarcity of five-room flats in the block, as well as throughout Kallang Trivista, naturally supports its price growth. When supply is this thin, individual transactions carry more weight in setting price expectations, and motivated buyers have very little choice in terms of alternatives within the same building.
The in-block sales history at 8A Upper Boon Keng Road also illustrates how much prices have moved. In terms of five-room resale transactions, the only others on record are a 1,249 sq ft unit on the 1st to 3rd floors that fetched $1.33 million ($1,064 psf) when it was sold in July this year. Then there was a five year gap to the next five-room sale, which involved a 1,249 sq ft unit on the 16th to 18th floors that sold for $1.068 million ($855 psf) in March 2021.
The record price of $1.588 million is $258,888 above that July 2026 transaction, a significant step up over just two months for a unit on a comparable floor plate.

The increase in the price ceiling from $1.33 million for the five-room flat sold in July this year, to the record-setting $1.588 million this week is substantial. But it also reflects the scarcity of five-room units in the block and the premium buyers are willing to pay for the top available floor band in a relatively new and long-leased development.
Meanwhile the other blocks at Kallang Trivista have also recorded strong price growth in recent years.
At Block 8B, the most expensive resale flat is a 1,258 sq ft five-room Premium Apartment unit on the 25th to 27th floors that transacted for $1.45 million ($1,152 psf) last December. It is followed by the sale of a similar flat on the fourth to sixth floors that changed hands for $1.33 million ($1,057 psf) when it was sold in Sept 2025.
Meanwhile, the sale of a 1,215 sq ft flat on the 10th to 12th floor of Block 8C fetched $1.33 million ($1,094 psf) when it was sold in Sept 2024. It is the only five-room resale transaction at that block to date.

The transaction data reveals a consistent pattern. Each of the previous top five five-room transactions in Kallang/Whampoa has come from the cluster of blocks that make up City View @ Boon Keng. The top resale transactions there have been the undisputed price leaders for five-room flats in this town for at least the past two years.

But the new record at 8A Upper Boon Keng Road now shifts the crown to Kallang Trivista. It is also the first time a five-room flat in Kallang/Whampoa has cleared the $1.58 million price threshold on the resale market.
It is also worth observing the floor range of those five previous records: they span the 10th to 12th floors all the way up to the 31st to 33rd floors, yet the prices are clustered between $1.48 million and $1.55 million, a range of just $70,000.
That compression suggests that within this high-demand submarket, factors beyond floor level, such as lease tenure, unit size, and development identity, have been driving price as much as height.

The most recent five-room transactions across the town in September 2026 illustrate the emerging bifurcated nature of this market. Prices outside the Boon Keng Road and Upper Boon Keng Road cluster drop considerably. The highest of the recent transactions, a 1,496 sq ft unit at Towner Road, fetched $1,138,000. Below that, prices range from $920,888 to $1,035,000 across Jalan Batu, Whampoa Road, and Kent Road.
These are all meaningfully older flats with shorter remaining leases, and the price gap versus the new record is substantial.
The record at Kallang Trivista sits $450,888 above the next most recent September transaction at Towner Road, underscoring just how far the top performing DBSS and BTO projects have separated from the broader Kallang/Whampoa five-room resale pool.
Over the past 12 months, the median resale price for five-room flats across Kallang/Whampoa was $970,000, based on 134 transactions. Prices ranged from $630,000 at the lower end to the new record of $1.588 million. Thus, the record price is $618,888 above the town median, which is a very wide gap, but one that reflects two very different tiers of stock within the same planning area.
Why Has The Price Held Up At Kallang Trivista?
In our view, the most direct explanation for the $1.588 million price set at Kallang Trivista is the combination of lease tenure and building age.
With about 89 years remaining on its lease, the flat at 8A Upper Boon Keng Road is among the longest-tenure five-room units currently available on the resale market in Kallang/Whampoa. Many of the other five-room flats in this town were built in the 1980s and 1990s and carry considerably shorter leases, with about 55 to 75 years left on their land lease.
For buyers using bank financing, a lease of nearly 90 years removes the restrictions that shorter-lease flats can impose on loan tenure and quantum. That certainty on financing structure matters when a buyer is committing close to $1.6 million.
The scarcity of five-room units at the block also matters. With only a handful of five-room flats across the entire public housing development - and just 27 five-room flats in Block 8A - sellers here face very little direct competition from within the same building. When a motivated buyer wants a high-floor five-room unit in a new-ish block at Kallang Trivista, the realistic alternatives within the block are essentially non-existent, which gives sellers firm footing in negotiations.
Kallang Trivista also benefits from several exceptionally strong locational attributes. For starters, the development is close to Kallang MRT station on the East-West Line (EWL). That part of Boon Keng is also well supported with local amenities like Upper Boon Keng Market & Food Court as well as Geylang West Community Centre.
Connectivity to the EWL also means that residents are a few stops away from Paya Lebar Interchange and Bugis Interchange, which quickly opens up MRT accessibility to other parts of the island.

Moreover, most of the units at Kallang Trivista enjoy rare unblocked riverside views of the Kallang River, and the existing park connector network has trails that lead all the way to The Kallang (formerly known as the Singapore Sports Hub). There are very few reasonably new BTO projects in this part of Singapore that can boast such riverfront views, which further adds to the appeal of Kallang Trivista.
Kallang Trivista would also be a choice location for families with school-going children, since the development is within 2km of several schools: Bendemeer Primary School, Canossa Catholic Primary School, Farrer Park Primary School, Geylang Methodist School, Hong Wen School, Kong Hwa School, and St Andrews’ School (Junior).
However, according to OneMap, there are no primary schools within 1km of this public housing project, which may turn off some parents who are banking on that proximity when it comes to school registration.
The broader Kallang/Whampoa resale market has also been on a gradual upward trajectory over the past two years. The price ceiling for five-room flats has moved from $1.49 million in May 2025 to $1.588 million today, a gain of nearly $100,000 in the top recorded price over roughly 16 months.
That is a steady and measured increase rather than a sudden spike, which suggests consistent underlying demand for premium five-room stock in this town rather than a one-off outlier transaction.
The concentration of record-setting transactions at City View @ Boon Keng, and now at Kallang Trivista, tells us something important about where buyer demand is flowing. This cluster of newer, longer-leased developments has consistently produced the highest five-room prices in Kallang/Whampoa, and the new record at Kallang Trivista extends that pattern further.
Whether the next price ceiling comes from another unit at Kallang Trivista, or the crown returns to City View @ Boon Keng, will depend on how much appetite remains among buyers willing to spend above $1.5 million for a five-room resale flat in this part of Singapore.
