A five-room flat at SkyParc @ Dawson has just changed hands for $1.818 million, setting a new record for the highest price psf paid for a five-room HDB flat in Singapore.
The 1,195 sq ft unit at Block 96 Dawson Road is located between the 40th and 42nd floors and was sold for $1,522 psf in October 2026. This makes it the most expensive five-room resale flat on a psf and absolute price basis.
The previous record in Queenstown was also set at SkyParc @ Dawson, just a few blocks away. In February this year, a larger 1,313 sq ft loft unit at Block 92 Dawson Road sold for $1.7 million, or $1,295 psf.
What’s interesting is the difference in psf prices between the two transactions. Despite being smaller, the latest unit fetched $227 psf more than the previous Queenstown record, showing just how much buyers are willing to pay for certain flats in Dawson.
What Makes This Transaction Stand Out
One factor that likely contributed to the price is the unit’s floor level. Located between the 40th and 42nd floors of a 43-storey block, it’s among the highest five-room flats in the development.
Interestingly, the unit is also smaller than the one that previously held the Queenstown record. At 1,195 sq ft, it’s 118 sq ft smaller than the 1,313 sq ft loft unit at Block 92, yet it managed to sell for $118,000 more.
The age of the development is another factor worth considering. SkyParc @ Dawson was completed in 2020, making it just six years old, with around 94 years remaining on its lease.
This is particularly attractive in a mature estate like Queenstown, where many of the older resale flats were built in the 1970s and 1980s. Buyers looking for a five-room flat here would have to weigh the lower prices of older flats against their shorter remaining leases.
There’s also the question of availability. Block 96 has 284 flats, but only 74 are five-room units. For buyers specifically looking for a high-floor five-room flat in this development, there may not be many alternatives available at any given time.
Looking at the recent transactions within Block 96, we can also see how prices have moved over a relatively short period.

In December 2025, a 1,163 sq ft unit between the 37th and 39th floors sold for $1.52 million. By July 2026, a unit of the same size on the 19th to 21st floors fetched $1.5 million. More recently, in October 2026, another unit on the much lower 4th to 6th floors also sold for $1.5 million.
This makes the latest $1.818 million transaction particularly notable. At $298,000 more than the previous highest sale in Block 96, it’s a considerable jump from what buyers have recently been paying for five-room flats in the same block.
While its higher floor and slightly larger size may help explain the premium, it’s worth noting that the latest transaction is still significantly more expensive than other recent sales in the building.

What’s interesting is that four of the previous five highest transactions in Queenstown were also along Dawson Road, at Blocks 91, 92, and 93. The only exception was a flat at Holland Drive.
These five transactions ranged from $1.58 million to $1.7 million, despite the units being on very different floors. Some were as low as the 4th to 6th floors, while others were between the 37th and 39th floors.
This suggests that buyers have been willing to pay a premium for flats in the Dawson area, even on the lower floors.
The latest $1.818 million sale at Block 96 has now pushed the record another $118,000 higher, putting it some distance ahead of the previous top transactions in Queenstown.

The October 2026 transactions also show how much prices can differ within Queenstown itself.
Apart from the record sale at SkyParc @ Dawson, other five-room flats sold for between $1.5 million and $1.561 million in October, including units at Dawson Road, Ghim Moh Link, and Holland Close.
In comparison, a 1,313 sq ft five-room flat at Mei Ling Street sold for $1.08 million in the same month. That’s nearly $500,000 less than some of the other transactions, despite being larger than the record-setting unit at SkyParc @ Dawson.
One reason for this difference is the age of the flats. Many of the older blocks in Queenstown have considerably shorter remaining leases, while newer developments such as SkyParc @ Dawson still have around 94 years left.
Looking at the wider market, the median five-room resale price in Queenstown over the past 12 months was $1.23 million, based on 100 transactions. Prices ranged from $688,000 to the latest $1.818 million record.
This puts the SkyParc @ Dawson transaction $588,000 above the town’s median, showing just how large the price difference can be between newer and older flats in Queenstown.
More significantly, this is the first time a five-room HDB resale flat has officially crossed the $1.8 million mark in Singapore.
There was previously a reported $1.73 million sale at SkyOasis @ Dawson in July 2024, involving a high-floor unit at Margaret Drive. We covered that transaction at the time, although the sale never appeared in HDB’s official resale records.
Since then, we’ve seen several five-room flats cross the $1.7 million mark, including transactions at SkyTerrace @ Dawson and City Vue @ Henderson.
The latest $1.818 million sale at SkyParc @ Dawson now takes prices beyond $1.8 million for the first time in the official records. While this is still an exceptional transaction rather than a reflection of what most five-room flats are worth, it marks another milestone for Singapore’s HDB resale market.
