Despite Singapore being an island state, having views of the water isn’t as common as you might think. As such, waterfront views in Singapore are always priced at a premium. After all, who doesn’t want to wake up to blue skies and shimmering water views every morning?

Why I like it
Unsurprisingly, one of the better placed HDB developments for waterfront views is Hougang Capeview (which we’ve reviewed before). It’s situated alongside Sungei Serangoon, and has a lovely deck that allows you to walk/jog/cycle up towards Punggol (My Waterway @ Punggol), as well as further down South towards Hougang Avenue. And while it isn’t near an MRT station, you do have a 24-hour food court as well as an NTUC Fairprice within the development, which makes things very convenient.
The unit itself is a mid-floor 4-room unit that faces the river so you get to enjoy those scenic river and greenery views. Do note though that the currently forested area opposite isn’t going to stay as such forever, as these are slated under business use as part of the URA Master Plan. On a positive note, the unit is done up beautifully, so you wouldn’t have to spend any extra on renovation.

Why I like it
This 4-room HDB unit at the Boon Keng area is one of the most convenient units that you’d find that also offers you a river view. While the Sungei Whampoa isn’t necessarily the prettiest, for those that also favour having a good blend of convenience thrown in will appreciate its location. It’s about a 2-minute walk to Boon Keng MRT station on the North East line, and you are also close to the food centre just across Serangoon Road.
This 4-room unit is sized at 1,000 square feet which is decent also since it only was completed in 2016. The unit itself is done up in a rustic retro look (most people would probably want to get in a sofa), with terrazzo floor tiles on the outside, and the bedrooms done up in a herringbone pattern.

Why I like it
For those who live in the East, Neptune Court probably needs no introduction given it is one of the oldest developments in the area (it was built in 1975). It is, unfortunately, a 99-year leasehold development so that is definitely something to watch out for. On the other than, the age and lease does mean it is one of the more affordable private developments that still offers you a sea view in District 15 as well. Let’s also not forget about the upcoming Marine Terrace MRT station on the Thomson East Coast line – it’s still a 9-minute walk but it adds a ton in terms of connectivity.
This is a 3 bedroom unit that is 1,270 square feet, which is pretty decent when you compare it to today’s new launch condos. The interior looks a lot more modern than its exterior, as its done up in a clean Scandinavian tone. I would say though, that the sea view here isn’t an unblocked direct facing one, but nonetheless it is still nice to see on a bright sunny day.

Why I like it
The Riverine by the Park is one of those developments that also catches people by surprise when they find out that it is actually a freehold development. It’s location is pretty stellar too, all things considered.
You are right by the Kallang River, at your doorstep is Kallang Riverside Park, you have views of the Singapore Sports Hub, and you are just 4-minutes walking distance from Kallang MRT station and 11-minutes from Bendemeer MRT station on the Downtown line. There’s more, but in the interest of time, I think you get my drift.
This is a 3 bedroom 3 bathroom unit that is at 1,302 square feet in size – which is sizeable. You do also have the added luxury of a private lift here, which opens up to that spectacular unblocked view.

Why I like it
Riverside Melodies is a freehold development located along St Michael’s Road. It’s next to the Sungei Kallang, which does offer you some pretty nice river views (its wide enough here).
This is a sizeable penthouse at 2,379 square feet. It is set over 2 levels, with the master bedroom cutting an isolated figure on the second floor (great for privacy). You do have an open roof terrace on the top as well as bottom floor, however, so that might be more open space than what most people would require.
It is about 10-minutes away from Potong Pasir MRT station, although the good thing here is the proximity to St Andrew’s Village within 1 kilometre.
