1Meadows @ Peirce
$2,280,000
| Project: | Meadows @ Peirce |
|---|---|
| District: | 26 |
| Address: | 626 Upper Thomson Road |
| Tenure: | Freehold |
| Size: | 1,776 sqft |
| $PSF: | $1,283.78 |
| Developer: | UOL Development Pte Ltd |
| TOP: | 2012 |
Why I like it
I have to admit, when I think of the Thomson area, the Meadows @ Peirce isn’t usually one of the top few developments that will pop up on my mind.
Its relatively secluded location does offer some benefits – peace and quiet – along with a multitude of greenery on the opposite Thomson Nature Park. With that said, that seclusion presents a major downside – the lack of public transport options close by. Even with the addition of the upcoming Thomson East Coast line, Lentor MRT station is still some distance away.
A unique feature of the unit is that 3 out of the 4 bedrooms have a balcony, so if you are a big fan of the outdoors this should be welcoming news. If you aren’t, well, you shouldn’t even be looking at the Meadows @ Peirce in the first place!

2Coronation Shopping Plaza
$3,177,994
| Project: | Coronation Shopping Plaza |
|---|---|
| District: | 10 |
| Address: | 587 Bukit Timah Road |
| Tenure: | Freehold |
| Size: | 1,926 sqft |
| $PSF: | $1,650.05 |
| Developer: | – |
| TOP: | – |
Why I like it
Even for those staying in the vicinity, you might not have even realised that Coronation Shopping Plaza actually has residential units perched on top too.
So while Coronation may be past its glory days, it still is a very convenient place to stay. It’s a short walk to the Downtown line (Tan Kah Kee MRT), and let’s not forget you are living atop a shopping shopping centre.
While you do get the convenience of an NTUC, Starbucks, and various food outlets – it is still a sleepy old shopping centre. In other words, it is a no frills, essentials kinda shopping experience.
The unit itself is pleasantly renovated. It isn’t luxuriously appointed by any means, but decent enough that most people would be happy living without doing much new renovation works.

3The Cassandra
$2,650,000
| Project: | The Cassandra |
|---|---|
| District: | 05 |
| Address: | 132 Pasir Panjang Road |
| Tenure: | Freehold |
| Size: | 2,228 sqft |
| $PSF: | $1,189.41 |
| Developer: | Heeton Holdings Pte Ltd |
| TOP: | 2006 |
Why I like it
If you were to just judge the Cassandra just by its Google maps positioning, you might be a little concerned. After all, it does seem like it is too close to West Coast Highway for comfort.
Thankfully, there is quite a good setback away – so road traffic noise will be minimised. It is also quite tightly packed with landed housing on one side, and Westpoint condominium on the other – which isn’t great for units located on the low floors.
Since this unit is a penthouse, however, that wouldn’t really be an issue you will have to deal with. As far as penthouse units go, this does have a roof terrace, its 2,228 square feet of size might feel smaller than that given the outdoor space plus staircase and bay windows.
The main selling point here? It is directly opposite Pasir Panjang MRT station on the Circle Line.

4Hoot Kiam Road
$3,480,000
| Project: | Hoot Kiam Road |
|---|---|
| District: | 10 |
| Address: | Hoot Kiam Road |
| Tenure: | Freehold |
| Size: | 1,714 sqft |
| $PSF: | $2,030.34 |
| Developer: | – |
| TOP: | 1920s |
Why I like it
For those who aren’t in the know, you might be forgiven for thinking that Hoot Kiam is a vulgar Hokkien slang word. But the reality is that it is actually a pretty convenient place for a landed property – it is within close walking distance to the newly revamped Great World City as well as the upcoming MRT station.
Probably the biggest issue would be the road noise – Hoot Kiam Road is a pretty busy one as it is a main connecting road towards Orchard. Unlike many of the landed areas where you’d expect to have some peace and quiet – this one is very much in the thick of the action.
Ultimately, it is still an old (1920s) terrace, so judging from the lack of photos I am assuming that a good amount will be needed for renovation.

5Everitt Road Conservation House
$4,500,000
| Project: | Everitt Road Conservation House |
|---|---|
| District: | 15 |
| Address: | Everitt Road |
| Tenure: | Freehold |
| Size: | 1,481 sqft |
| $PSF: | $3,038.49 |
| Developer: | – |
| TOP: | – |
Why I like it
This conservation house along Everitt Road is a prime example of just how liveable one of these old conservation house can get. With a build up of 4,200 square feet, it is spacious enough for a large family, with even space at the back for a small garden.
I really like how the interior is done up, it looks homely yet classy at the same time – a fine line that is hard to balance at times. As with most of these old houses, you’d have to take the stairs – no private lift included. Although this one is pretty special too with a skylight located at the top!
