For Units Of The Week this week, we are back to broadening our scopes to the whole of Singapore. Yes, that’s right, no district focus this time.
Still, let that not detract you away from some of the units on offer. Of particular interest would be the at Thomson – talk about a well-designed unit!

1Thomson 800

$2,880,000
| Project Name | Thomson 800 |
|---|---|
| District | 11 |
| Address: | 798 Thomson Road 298186 |
| Tenure: | Freehold |
| Size: | 1,625 sqft |
| $PSF: | $1,772.31 |
| Developer: | Property Enterprises Development Pte Ltd |
| TOP | 2000 |
Why I like it
Most people have the impression that a condo in the Thomson area would be leasehold. So they are usually pleasantly surprised when they find out that the Thomson 800 is a freehold one instead.
It’s on a good sized piece of land, with 390 units. This is a 3 bedroom unit sized at 1,625 square feet – which is very decently sized in today’s context. You have a yard and utility area, with really good sizes for the common and master bedrooms – a real attraction if you were to compare to current new launches.
Probably the best thing about the unit is its furnishings. It looks very cosy, with the wood panelled ceiling, and the wood combination with black and grey gives off a very stylish feel.

2Robin Suites

$2,880,000
| Project | Robin Suites |
|---|---|
| District | 10 |
| Address: | 25 Robin Road 258203 |
| Tenure: | Freehold |
| Size: | 1,722 sqft |
| $PSF: | $1,672.47 |
| Developer: | Robin25 Pte Ltd |
| TOP | 2016 |
Why I like it
Let’s just start off with the price. While it may seem low in comparison to the area, that it is asking for quite a premium as compared to when it was first launched. Also, while the total size may seem big it is really only a 2 bedroom unit – there is a lot of space dedicated to other features that may not appeal to most people.
But, it is still a very interesting unit to speak of, even if it does cater to a very niche crowd. For one, it is in walking distance to Steven MRT, an interchange between the Thomson East Coast line, and the Downtown line. You are also close to reputable schools (which is one of the biggest reasons to live in this area).
So this unit is a 2 bedroom townhouse. It has a dedicated parking alot, and is set over 4 levels (hence a lot of wasted space for the staircase). But if you can stomach the walk, it can be seen as quite a private layout, as both bedrooms are located on separate floors.
Last but not least, you do have an open roofterrace and private pool at the top – which does make this a good choice for those looking for a different lifestyle.

3Pinewood Gardens

$3,500,000
| Project | Pinewood Gardens |
|---|---|
| District | 10 |
| Address: | 21 Balmoral Park 259850 |
| Tenure: | Freehold |
| Size: | 1,625 sqft |
| $PSF: | $2,153.85 |
| Developer: | City Development Limited |
| TOP | 1997 |
Why I like it
I always have a thing for older condos, and this one at Pinewood Gardens is no different. It was built in 1997, and is freehold (as with all its neighbours) with just 149 units.
Let’s talk about accessbility first. This is one of those developments that scores highly in terms of being private and quiet – it is set further into the Balmoral Park area. But that upside will come along with the downside – in that it will be a further walk out to the bus stop, as well as to the MRT station.
But if you can get past that, it is a good size at 1,625 square feet for a 3 bedroom unit. As with most units of that era, you have a separated dining and living area, and enclosed kitchen, yard and utility area (plus a separate store!)

4Sheares Ville

$3,800,000
| Project | Sheares Ville |
|---|---|
| District | 10 |
| Address: | 9 Holt Road 249446 |
| Tenure: | Freehold |
| Size: | 2,626 sqft |
| $PSF: | $1,447.07 |
| Developer: | Everstate Investments Pte Ltd |
| TOP | 2004 |
Why I like it
I quite like the location of Sheares Ville (maybe except for the fact that it is located next to a petrol station). You are in a central location, close to some amenities at Valley Point (NTUC and the like), and it is a short walking distance to the Alexandra Park Connector as well.
It is quite an old development, with just 65 units. But more importantly, it is freehold. This is a big unit for a 3 bedroom ground floor unit, coming in at 2,626 square feet. Just be aware that this isn’t all interior space (it is surrounded by an outdoor PES after all. So if you are a fan of outdoors, this will be one to look at.

5Pasadena

$2,900,000
| Project | Pasadena |
|---|---|
| District | 11 |
| Address: | 2A Derbyshire Road 309470 |
| Tenure: | Freehold |
| Size: | 2,810 sqft |
| $PSF: | $1,032.03 |
| Developer: | Tan Guan Lee Co Ltd |
| TOP | 2003 |
Why I like it
Frankly, this isn’t the best located development in terms of its immediate characteristics. It is right next to the Kampong Java Flyover, so some traffic noise is definitely expected. But in terms of its general location, most would have no complaints for its centrality.
This is a 3 bedroom penthouse unit at a quite massive 2,810 square feet. But of course some of that space would be taken up by the staircase and second floor roof garden.
What I do like is the general condition, it is still very well maintained and will not need much renovation should you be in a hurry to move in.
