A Pinnacle @ Duxton Flat Just Sold For A Record $1.701M — And It’s Not Even Near The Top Floor

It took just over three months for a five-room flat at The Pinnacle @ Duxton to surge past the previous record price on the market.
Today, the most expensive resale HDB flat in Singapore is a 1,151 sq ft unit at 1B Cantonment Road that was sold for $1.701 million earlier this week. The resale price of the flat, which sits between the 28th to 30th floors, translates to $1,477 psf.
This clears the previous record – across the entire HDB resale market – by $71,000. Incidentally, the previous record-setting transaction also involved a unit in the same block (1B Cantonment Road) at The Pinnacle @ Duxton. That sale saw a smaller, 1,130 sq ft unit, located between the 43rd to 45th floor, change hands for $1.63 million ($1,441 psf) when it was sold in May this year.

The most striking aspect about the $1.701 million resale transaction is the difference in floor compared to other top million-dollar transactions at the block, as well as across The Pinnacle @ Duxton. Block 1B is a 50-storey tower, which means that the record-setting flat is only a mid-tier unit when we consider the height of the tower.
The difference in price is even more stark when we compare it to the $1.63 million for the runner-up flat that sits between the 43rd to 45th floors.
The record-breaking flat is larger by comparison, coming in at 1,151 sq ft compared to the 1,130 sq ft flat sold in May. In a way, that 22 sq ft difference in space – while not dramatic – could partially explain the price gap in absolute dollar terms.
It’s among the most expensive 22 sq ft of space in a Singapore HDB flat though, with the $PSF price of $1,477 translating to $32,494.
Taking a step back, it is also clear that the price trajectory at The Pinnacle @ Duxton, and within Block 1B, has been on a consistent upward trajectory for the past few years. Based on resale records for 1B Cantonment Road, we saw that a 1,130 sq ft unit on the 28th to 30th floors fetched $1.42 million ($1,256 psf) in December 2023. Two years later, in October 2025, a similarly sized unit on the same floor band sold for $1.55 million ($1,371 psf) – a gain of $130,000.
However, mid-to-lower floor units at block 1B were able to fetch even higher resale prices, ranging from $1.48 million to $1.508 million. The latest record-breaking sale at $1.701 million represents a significant step up compared to the resale prices that units in this block had been going for even 12 months ago.

On the whole, concerns over the negative impact of lease decay on the value of homes at The Pinnacle @ Duxton are fairly overblown. The landmark HDB project is one of the most distinctive public housing developments in Singapore. Completed in 2009, the development is now about 17 years old with a remaining land lease of approximately 83 years.
With a comfortable number of years left on its lease, this keeps flats in that development well clear of the thresholds that can restrict loan quantum or buyer eligibility for most purchasers.
Moreover, there are only 88 five-room flats in Block 1B compared to 176 four-room flats, and the other six high-rise residential towers have roughly the same unit mix. The overall scarcity of five-room flats at The Pinnacle @ Duxton has been shown to support firmer asking prices when motivated buyers step into the ring.

Based on the data compiled by Stacked, we can see that all five of the highest five-room resale prices ever recorded in the Central Area have come from flats at The Pinnacle@Duxton.

No other part of the Central Area has come close to these price levels for this flat type. This strongly suggests that demand for prime five-room flats in this part of Singapore overwhelmingly flows into the million-dollar flats in this HDB project.
It is also worth noting the floor distribution across these five transactions. They span a range from the 28th to 30th floors all the way up to the 49th to 51st. However, resale prices are clustered within a $133,000 band that ranges from $1.568 million to $1.701 million.
That compression of price across a wide floor range echoes a pattern we have previously observed at other high-demand HDB clusters, where factors beyond floor level – such as unit size, facing, and timing – seem to play an outsized part compared to the eventual price.

When we take a step back to examine the wider HDB resale market across different towns and estates in the Central Area, the transaction record illustrates just how bifurcated the five-room resale market is within this planning area.
For example, resale units at Rowell Road and Veerasamy Road – while sizable – transacted at $1.15 million and $1.12 million, respectively, in August 2026. A unit at Klang Lane also fetched $787,000 last month too. These flats are older and carry shorter remaining leases, which directly affects where buyers are willing to pitch their offers.
On the other hand, the flats at The Pinnacle @ Duxton easily managed to command million-dollar prices of over $1.5 million in July 2026 – even those on the 13th to 18th floors.
According to data compiled by Stacked, the 12-month median resale price for five-room flats across the Central Area is $1.473 million, based on 30 transactions over that period. Prices have ranged from $780,000 to the new record of $1.701 million.
That’s quite a wide price gap, and it reflects the two-tier nature of the five-room resale market in this town: flats at The Pinnacle @ Duxton easily command prices near and above the price median, while older flats elsewhere transact at prices significantly below it.
Where might HDB resale price go from here?

It is possible that the latest record-setting HDB resale stems from a private home owner looking to cash out on their former condo or private home, into a five-room resale flat in a centrally located area like Cantonment / Tanjong Pagar.
We will likely continue to see other resale flats at The Pinnacle @ Duxton fetch million-dollar prices, especially since the price floor for most units has been set at around $1.5 million to $1.7 million with the latest record deal.
It’s also relatively easy for some Singaporeans to take out a bank loan to afford such seemingly sky-high prices. With about 83 years left on its land lease, that is still within the range that allows buyers taking a bank loan to access standard loan tenures without restriction. Willing buyers committing up to $1.7M will need that certainty on their financing structure, and the relatively long remaining lease provides it to them and their bankers.
The broader price trajectory at The Pinnacle@Duxton also provides us with an important context. Across all five blocks that have featured in the top-five table, transactions have climbed from $1.56 million in May 2025 to $1.701 million in September 2026, a gain of $132,620 in the price ceiling over roughly 16 months.
That is a measured and steady increase in the price expectation of both buyers and sellers.

Although, in a few years time, the crown might not be shining on The Pinnacle anymore.
We know that a new 60-storey HDB development will break ground at Pearl’s Hill, at the site of the former Outram Park Complex. This future Build-To-Order development will be at least 10 stories taller than The Pinnacle @ Duxton.
The BTO will comprise approximately 1,700 flats with a mix of two-room Flexi, three-room, and four-room units, as well as over 140 public rental flats. Some market watchers, like ERA Singapore, estimate that prices for the new BTO units at Pearl’s Hill could start from:
- $218,000 to $369,000 for a two-room flexi
- $420,000 to $562,000 for a three-room flat
- $578,000 to $788,000 for a four-room flat
The absence of five-room flats matches the unit mix we have seen among recent Prime BTO projects that HDB has rolled out in recent months, and we think this project is almost certain to be in this category.
When it launches, it will certainly shake up the resale market in the area, and buyers will have to find a trade off between a new – and possible lucrative – BTO opportunity in this Central Area, but tied to a 10-year minimum occupation (MOP), or the sky-high prices over at The Pinnacle @ Duxton.
