While the news of reverting back to the Phase 2 heightened alert is no doubt a mood dampener, life must still go on.
Last week, we reviewed Pasir Ris 8, and judging from the crowds there, it seems to have gotten to a positive start in terms of reception!
With that in mind, we’ve decided to look at the Pasir Ris/Tampines neighbourhood to see what interesting resale listings there are for buyers considering District 18.

Why I like it
There’s no question today that bigger units are more valued because of the pandemic. And so, this massive 3,778 square feet 5 bedroom penthouse unit at Citylife @ Tampines will undoubtedly be one to watch for bigger families. If you are wondering about the price, it is an EC after all, so it will command a lower price than its private condominium counterparts.
It encompasses 2 levels, although quite a lot of space is dedicated to the outdoor terrace on the second level. There are also only 2 penthouses total in the 514 unit development (which is a good size in today’s context), so you will be one of the 2 special families indeed.

Why I like it
This is a 2 bedroom unit at Coco Palms, a quite recently completed development by CDL in Pasir Ris. As such, it is sized at 744 square feet – a slightly above average size in today’s context.
Let’s start with the positives. I like the resort vibes (easy to tell from its name), of the common grounds. And of all the developments in that little enclave, it is set the closest in terms of walking distance to Pasir Ris MRT and White Sands. It also has an enclosed kitchen which you don’t usually get in units of this size.
On the other hand, it does have the unfortunate planter and bay window inefficiencies so do take that into consideration.

Why I like it
Double Bay Residences is a development built in 2012, and you can see from its size (2 bedroom unit at 936 square feet), that it is from a generation earlier. As such, for those looking for a bigger 2 bedroom unit this would be a suitable option.
There are 2 things I like about this unit, it is just about a 5 minute walk to Simei MRT, so it is convenient to get to and fro from the MRT each day. Second (and well, especially for those who are fans of a minimalist white), the unit is really nicely decked out with the majority colour being white – the wooden tones just add an additional classiness to the space. So if you are after something classy, this is definitely ready to move in!

Why I like it
Like Citylife @ Tampines, this is another huge penthouse located in the East. Sized at 3,583 square feet, it is a 4 bedroom penthouse with a gigantic open terrace on the second floor. Unlike Citylife though, the second floor is all an open space with all the living areas located on the bottom floor instead. So yes, do note that you will be giving up a sizeable portion to outdoor space (but that’s penthouse living for you anyway).
There are a couple more details to like about this penthouse unit. It features a dumbbell layout on the first floor, so all the common bedrooms on one side, and the master bedroom on the other – this gives a ton more privacy to the parents. It is also designed by the famous designer Peter Tay, who has designed for celebrities such as Zhang Zi Yi and Wang Lee Hom.

Why I like it
Well what do you know, we are featuring another penthouse today at Ris Grandeur, another well-sized penthouse at 3,077 square feet. That said, there are numerous differences here – with the biggest one being that it is a freehold development instead!
This is also a triplex penthouse (meaning its set over 3 levels). With that, you have the living and dining areas on the first level (and 1 bedroom), and the master and second common bedroom on the second level. And finally, on the third level is the open roof terrace.
The biggest issue facing this development is the proximity to the MRT. Pasir Ris MRT is some distance away – at least, not close enough that I would want to walk to if I had to use the MRT everyday.

Too expensive for that location. All of them. You can get a terrace house for 1.2m around there.
Hey Caseyaff! Thanks for sharing your thoughts about this. I think it just depends on what people want. As always, the property market is not a 1 or a 0. Some people hate big balconies, some like them. Some people (strangely enough) like bay windows, some don’t. A landed property can be achieved, perhaps it would be a leasehold one, or an old one, or you have to do A&A, or spend more on maintenance, or it doesn’t have a view and so on. Either way, some would prefer having the the qualities in the above-mentioned properties instead of owning a piece of land, since to them, that is enhancing their quality of life
