Units Of The Week Issue #50
Get The Property Insights Serious Buyers Read First: Join 50,000+ readers who rely on our weekly breakdowns of Singapore’s property market.
This week we are looking at one of the more rare unit types in Singapore – the dual key unit. We are definitely no strangers to it here at Stacked, having compiled the ultimate list of 93 dual key units right here. For the sake of those who are new to it, it is basically a unit with a foyer that leads to two separate units of which it can serve multiple purposes. Think multi-generational family living, stay in one while renting out the other, or just enjoying a higher rental yield overall by renting out both!

Here we go, these are the Units Of The Week for the week of 17 February 2021.

1The Bently Residences @ Kovan
$2,500,000
| Project: | The Bently Residences @ Kovan |
|---|---|
| District: | 19 |
| Address: | Kovan Road |
| Tenure: | Freehold |
| Size: | 2,077 sqft |
| $PSF: | $1,203.66 |
| Developer: | Goodland Global Pte Ltd |
| TOP: | 2016 |
Why I like it
The Bently Residences isn’t a big development by any means, but this dual key penthouse is as unique as they come. At a size of 2,077 square feet, it comes with 3 bedrooms and 3 bathrooms, although you definitely “lose” a lot of space as that is dedicated to the roof deck with quite a sizeable private pool. The views around aren’t too shabby either, as most of it is pretty low rise.
And as the theme of this week goes, this is a dual key unit so you do get extra flexibility here as well. That said, it is a fair bit of a walk to Kovan MRT and the mall, so for those seeking ultra convenience this would not be it.

2The Crest
$3,000,000
| Project: | The Crest |
|---|---|
| District: | 03 |
| Address: | 101 Prince Charles Crescent |
| Tenure: | 99-year Leasehold |
| Size: | 1,259 sqft |
| $PSF: | $2,382.84 |
| Developer: | Wingcrown Investment Pte Ltd |
| TOP: | 2017 |
Why I like it
I would say that I’m not the biggest fan of the external design of The Crest, but it is hard to argue with the overall location (as long as you don’t drive). For those who’ve been to Prince Charles Crescent, you’d know it is a rather stately and quaint space, given its proximity to the landed homes at Jervois.
This 3 bedroom dual key units comes in at 1,259 square feet in size – which is not too bad for a new condo. Coming into the unit, it is your standard foyer, with one side leading to the private bedroom, while there other is a two bedroom unit that comes complete with a utility and yard.
It is still in quite good condition, so you wouldn’t have to do much renovation (unless you have your own dream home in mind).

3Riverbank at Fernvale
$1,400,000
| Project: | Riverbank at Fernvale |
|---|---|
| District: | 28 |
| Address: | 17 Fernvale Close |
| Tenure: | 99-year leasehold |
| Size: | 1,044 sqft |
| $PSF: | $1,341 |
| Developer: | UOL Development (Sengkang) Pte. Ltd. |
| TOP: | 2017 |
Why I like it
This dual key 3 bedroom unit at Riverbank at Fernvale is an interesting one for sure – and I’m not referring to the dual key aspect of it! Featuring an unusual interior design, a big part to play has to go to that brightly lit display cabinet, along with that TV feature wall that has been split with lighting in the middle as well.
What’s especially cool here is the private lift to the unit that gets you to the foyer. The bedroom on its own comes with kitchen facilities, while the bigger 2 bedroom unit features an open kitchen concept – no yard, however.
Its location along the Sungei Punggol does mean you have a river water facing, but the downside to this is the long walk to Sengkang MRT – you’d definitely need to use the LRT here.

4Flamingo Valley
$1,380,000
| Project: | Flamingo Valley |
|---|---|
| District: | 15 |
| Address: | 460 Siglap Road |
| Tenure: | Freehold |
| Size: | 786 sqft |
| $PSF: | $1,755.73 |
| Developer: | FCL Estates Pte. Ltd. |
| TOP: | 2015 |
Why I like it
I would probably describe the interior design of this unit as a Muji-inspired one, given the minimalist nature of it. It is a 2 bedroom and 2 bathroom dual key unit at 786 square feet, so don’t be expecting too much here in terms of space.
What I do like more is the estate itself, with just 393 units (and freehold), with pretty lush facilities – it is known to be quite a hit once you visit in person.

5Heron Bay
$1,388,888
| Project: | Heron Bay |
|---|---|
| District: | 19 |
| Address: | 55 Upper Serangoon View |
| Tenure: | 99-year Leasehold |
| Size: | 1,227 sqft |
| $PSF: | $1,131.94 psf |
| Developer: | Serangoon EC Pte Ltd |
| TOP: | 2015 |
Why I like it
This 3 bed 3 bath unit at Heron Bay is probably the best designed unit this week in my opinion. At 1,227 square feet, it is well-sized and looks suitably spacious as well with that minimally designed decor.
What’s cool here is the private bedroom on its own has its own balcony (although some might feel it is wasted space).
As far as accessibility is concerned however, you are definitely not near the MRT as walking to Hougang MRT station is out of the question if you rely on it for daily transportation.
