The Home-School Distance (HSD) category has a significant impact on property values, and many families - especially those with school-going children - place a premium on developments which are within one kilometre of certain schools.

For parents who are keen to register their child into some of the most well-known and desirable primary schools, priority enrolment from HSD may be one of the few chances to get in - barring other factors like siblings studying there or parent volunteering.

Interestingly, this proximity to the school still matters even if your children no longer attend the school. Future buyers still value that a certain property is within 1km of a particular school, and the underlying demand for these properties supports price resilience.
