Queenstown is one of the oldest and most mature HDB estates, as well as being close to the city centre. Residents have established amenities around Mei Ling, Margaret Drive and Dawson, along with park connectors stretching towards both the Southern Ridges and Singapore River. So put that together and the challenge, unsurprisingly, is price.
Buyers looking for a three-bedder here have a decent range of resale options. However, a budget below $2.4 million generally means accepting some compromise in terms of unit size, age, floor level or layout.

Why I like it
Located right beside Queenstown MRT station (EWL), Queens Peak has a sheltered linkway connecting residents to the station. Margaret Drive Hawker Centre, Mei Ling Market & Food Centre and Dawson Place are also nearby, along with various supermarkets and eateries in the surrounding HDB clusters. The nearby park connector leads towards HortPark and Labrador Park in one direction, and the Singapore River in the other.
This unit sits above the 30th floor and enjoys an unblocked outlook, along with plenty of natural light. The living and dining areas are nicely separated, with the living room opening onto a small balcony.
The kitchen has a half-wall with a glass panel, which maintains some separation while allowing more light into the space and preventing it from feeling overly enclosed. An L-shaped kitchen counter also maximises the available worktop and storage space.
Two of the bedrooms have floor-to-ceiling windows, which help them feel more spacious. While the overall unit size is relatively compact, the efficient layout keeps wasted space to a minimum.

This unit sits on a high floor and enjoys an unblocked outlook. Its layout is somewhat similar to a dumbbell configuration, with bedrooms positioned on either side of the central living and dining spaces, reducing the amount of floor area devoted to corridors.
The living room comes with a small balcony, while the master bedroom has a separate private balcony of its own. As with the previous Queens Peak unit, the kitchen uses a half-wall with a glass panel to make the space feel more open and allow additional natural light in. An L-shaped counter makes efficient use of the compact kitchen.

Why I like it

There are numerous additional supermarkets and eateries in the surrounding HDB clusters, while the nearby park connector provides routes towards HortPark, Labrador Park and the Singapore River.
Unlike many newer condos, this unit doesn't have balconies or other outdoor spaces, so the majority of its floor area is dedicated to internal living space.
Both the living and dining areas are spacious and nicely separated. A glass sliding door encloses the kitchen without visually cutting it off from the communal areas, while the kitchen itself comes with a separate yard, utility room and WC.
All three bedrooms are well-sized. Two have bay windows, but the rooms remain large enough that these don't significantly compromise their usability. The master bathroom is similarly generous, with enough space for both a bathtub and separate shower.
