As the residential market in Phuket matures, buyers there show a clear preference for larger and more functional residences, with most of the buying demand fuelled by international buyers who make up 67% of the home buying activity in 2026, and Thai buyers forming the remainder.
These buyer statistics follow research by CBRE Thailand that luxury residential sales in Phuket have grown by over 45% y-o-y in the first half of 2026.
Developers, like Phuket-based VillaCarte Group, are capitalising on the rise in demand for premium and luxury residences. The Thai developer, which was founded in 2012, is launching Layan Verde, a collection of premium and luxury residences and hotel rooms.
Situated on Phuket’s west coast in Bang Tao, the US$637 million (S$814 million) integrated residential and hospitality development spans 7.5 hectares and is minutes away from Layan Beach. It is also close to a variety of lifestyle infrastructure, with Laguna Phuket, Sirinat National Park, international schools and everyday services within easy reach.
The mixed-use development will offer over 774 panoramic sea-view luxury apartments and two five-star hotels when it is completed. The self-sufficient resort cluster also has over 65 amenities and services across retail, dining, wellness, fitness, and social spaces including Michelin-starred restaurants.
It has recently partnered with renowned Thai hospitality operator Dusit International, who will manage selected residential components.

The development will also include remote working amenities including conference rooms, private offices, a podcast studio, meeting rooms, and a 24/7 co-working space. With around 40% of the site dedicated to infrastructure, the project is anticipated to meet rising demand from buyers seeking spaces for remote work, long-term living, and investment in Phuket.
The indicative prices so far indicate that:
- a 36 sqm (388 sq ft) Premium Apartment starts from US$234,386 (S$299,462)
- a 102 sqm (1,098 sq ft) Luxury Apartment starts from US$662,504 (S$846,439)
- a 528 sqm (5,683 sq ft) Penthouse starts from US$4.01 million (S$5.12 million)
Broadly speaking, this translates to around $773 psf for a Premium Apartment, S$772 psf for a Luxury Apartment, and roughly S$901 psf for a Penthouse.
VillaCarte claims that the residences, which will be professionally managed by Dusit Collection, could eventually see rental yields of 8%. The rental scheme includes a 30-day stay allowance during summer. After deducting operating expenses, the management company will transfer 60% of net profit to owners.
“Layan Verde represents the next stage in VillaCarte Group’s evolution. Since completing Layan Green Park, the first residential development in Phuket to receive EDGE certification, we are looking to double down on sustainability to create a modern, luxurious and self-sufficient collectible property that buyers want for long-term living and investment,” says Vadym Bukhkalov, founder of VillaCarte Group.

Sustainability and energy efficiency at its core
Founded in 2012, VillaCarte Group has a track record of property and hospitality experience in Phuket, with a portfolio of more than 3,229,173 sq ft of developments with a combined gross development value nearing US$940 million (S$1.201 billion).
Layan Verde is the Group’s largest development to date, and draws from its learnings from previous projects.
Building on the success of Layan Green Park, Layan Verde is targeting EDGE certification. Its ambitious goals include up to 38.32% lower energy use, 30.03% lower water use, and 34.35% lower embodied carbon in materials compared to conventional developments.

The rise of Phuket’s luxury residential segment
The luxury property market in Phuket has historically seen demand from a diverse mix of international buyers, with about one-fifth of the new branded residence supply in Southeast Asia coming from this Thai island.
According to CBRE Thailand, the Asia Pacific (APAC) is fast evolving into a branded residences hub, with the entire region accounting for 24% of completed projects globally.
New projects like Layan Verde illustrate that many developers are going beyond the typical beachfront holiday home, and instead focus more heavily on long-term accommodation grounded in innovative design, sustainability and premium lifestyle offerings.
This comes as a growing number of foreign buyers plan to stay in Phuket for longer, supported by the widespread acceptance of remote working arrangements. VillaCarte says that its newest development was conceived when it spotted a gap in the Phuket market for a quality integrated development that meets the multi-faceted demands of today’s buyers.

Weaving Thai culture and materials into the design
Inspired by Phuket’s azure coastal landscape, Layan Verde’s design is shaped by the island’s culture and native materials, creating a contemporary expression of place.
Under the direction of Dewan Architects + Engineers chief architect Mohammed Adib, the architecture follows the site’s natural topography to maximise views while preserving privacy through careful terrain planting and spatial planning.
Exuding quiet luxury, the contemporary interiors are a reflection of Thai craftsmanship featuring locally made materials and natural wood that can age gracefully in Phuket’s tropical climate.
Landscaping forms a big part of the experience at Layan Verde. Designed by SHMA, the development features over 177,605 sq ft of lush greenery with over 300 plant species for a cooler environment, and more than 10 waterfalls, pools, streams and ponds.

Mohammed Adib, the lead architect of Layan Verde, said the development was designed around the premise that architecture should elevate the way people live, while remaining deeply connected to its surroundings.
“In Phuket, that means working with the land rather than against it — following the natural terrain, framing views with intention, protecting privacy, and allowing nature to become part of everyday life,” says Adib.
He adds that by using biophilic principles to create spaces that invite residents into a sanctuary of solitude amidst nature, the design firm believes it can set new standards for sustainable, luxury living in Phuket.
On the whole, Layan Verde’s headline entry price for a large-scale branded residence is relatively accessible. The more crucial questions for buyers are the ownership structure, operating costs, and whether projected rental returns translate into net realised returns.
