With the Chinese New Year Toto jackpot hitting $12 million, what can a realistic post-split Group 1 windfall of $4 million to $6 million buy in Singapore’s 2026 property market? From a $4.4 million freehold semi-D in Jalan Baiduri to new launches like Newport Residences and large freehold family condos such as The Continuum, the options are substantial, but not limitless.
Savills expects China’s prime residential property market to remain under pressure, forecasting capital values across major cities to fall by between 2% and 3.9% in 2026. The report highlights weak demand, demographic changes, and fragile sentiment, with 22 consecutive months of year on year declines across surveyed Chinese cities. Hangzhou was the only market to post marginal growth in 2025, while Guangzhou saw the steepest drop, down 7.2%.
The June 2026 BTO launch is expected to offer around 6,900 flats across seven sites, with about half classified under Plus or Prime. Featuring rare opportunities such as waterfront-facing flats at Berlayar and the first Upper Thomson launches in over 40 years, this premium mid-year exercise may see strong pent-up demand and could be most rewarding for long-term owner-occupiers, while also improving odds for singles through a higher allocation of 2-room flats.
Budget 2026 included no explicit housing measures on HDB flats, ECs, or private home prices, even as many expected income ceiling changes. The silence may reflect moderating resale price growth, increased flat supply, and more flats reaching MOP in 2026, reducing urgency for intervention.
