With HDB resale prices having risen considerably over the past few years, a budget of $450,000 doesn’t stretch as far as it once did. This is especially true for buyers looking for a 4-room flat, where prices can quickly climb once you factor in proximity to an MRT station, a mature estate, or simply a newer remaining lease.
That doesn’t mean buyers at this price point are restricted to small or impractical homes, though. If you’re willing to consider older flats or locations a little further from an MRT station, there are still options with spacious bedrooms, efficient layouts, and convenient access to everyday amenities.

The unit is next to the corner, which means there’s only one neighbouring household that needs to walk past the entrance. Its regularly shaped floor plan also makes furniture placement and space planning relatively straightforward.
The living area is comfortably sized, whilst the original storeroom has been removed to enlarge the kitchen. There’s now enough room to potentially accommodate a dining set within the kitchen itself.
A replacement storeroom has been created between the two common bedrooms, so the unit hasn’t completely lost its storage space. All three bedrooms are well-sized, and most of the internal walls can be hacked, giving future owners greater flexibility to reconfigure the home if needed.

All three bedrooms are well-sized, and apart from the kitchen, there are relatively few built-ins throughout the home. This makes it another potentially suitable option for buyers who intend to completely redesign the space.
