We last did this a year ago – when we looked at some of the most expensive HDBs on the market. At that time, the most expensive HDB in Singapore was a 5-room flat in Bukit Merah for $1.45m, which has now been completely surpassed by a $1.73m resale HDB at Sky Oasis @ Dawson.
As 2024 winds down, let’s take a look at 5 of the priciest HDB flats on the market right now.

Why I like it
Queenstown remains a favourite for its central location and established amenities, and this unit is no exception.
It is about an 11-minute walk to Queenstown MRT (East-West Line), which means it’s a short two stops to Buona Vista (East-West and Circle line) in one direction, and three stops to Outram Park (East-West, North-East and Thomson-East Coast lines) in the other. Families will also appreciate the proximity to top schools like NUS and Singapore Polytechnic.
Daily conveniences are covered with Margaret Drive Hawker Centre and Margaret Market nearby. For those seeking tranquillity, the unit’s location near the Dempsey Hill landed enclave offers peace, with easy access to park connectors leading to Singapore River and Labrador Park.
Unlike most flats in the area, this unit is a rare find. Having TOP-ed only in 2021, the current owners have obtained special permission to sell the unit (despite not fulfilling the full MOP).
Spanning 1,195 square feet, the unit features three bedrooms, two bathrooms, and a living and dining area that’s flexible enough to include a dedicated study corner. There is also a household shelter and enclosed service yard, while the balcony steals the show with its unblocked views of the Dempsey landed enclave.

Why I like it
Landed HDBs one of the most rare forms of housing in Singapore, but for those who dream of landed living without the steep price tag, this 2-storey HDB terrace might just check all the boxes. Located a 10-minute walk from Whampoa Makan Place and Whampoa Wet Market, daily conveniences are within easy reach. Families will also appreciate its proximity to the popular Pei Chun Public School, which is within a 1-km radius.
That said, the MRT is less convenient here. Toa Payoh MRT (North-South Line) is a 20-minute walk away, though there’s always the option of taking the bus. Alternatively, Boon Keng MRT (North-East Line) is also under a 20-minute walk. For drivers, this location is much more appealing, with Orchard just a 10-minute drive away.
Spanning 1,873 square feet, this terrace HDB offers generous outdoor space with a rare patio area. Originally built with two bedrooms, the current owners have added two more, bringing the total to four.

Why I like it
Perched on the edge of Bishan-Ang Mo Kio Park, this unit is about a 15-minute walk to Bishan MRT (North-South and Circle Lines) and Junction 8.
For daily needs, Bishan North Shopping Mall (with its supermarket, wet market, and food options) provides a convenient alternative. Situated near the landed enclave of Jalan Binchang, it’s also within a 1-km radius of Catholic High School.
Spanning 1,518 square feet, this executive apartment originally came with four bedrooms. However, the current owners reconfigured the layout, combining rooms to create a spacious living area and an oversized master bedroom, leaving two bedrooms in total. The kitchen is equally generous, featuring distinct wet and dry areas alongside a service yard.

Why I like it
Nestled in the established Queenstown neighbourhood, this 2-story corner HDB terrace is a rare find.
A quick 7-minute stroll gets you to either Queenstown or Commonwealth MRT Stations, giving you easy access to Buona Vista, Outram Park, and beyond. Families will also appreciate the proximity to schools like NUS and Singapore Polytechnic.
When it’s time to eat, you’re spoiled for choice: Margaret Drive Hawker Centre, Tanglin Halt Market, and Mei Ling Food Centre are all nearby. Prefer the outdoors? The park connector network links you to the Singapore River in one direction and Labrador Park in the other.
Inside, the terrace spans 1,190 square feet across two floors.
Upstairs, all three bedrooms sit under a pitched roof, offering high ceilings. Downstairs, the spacious living and dining areas open to a generously sized patio.

Why I like it
For those who value space in a central location, this 1,216 square feet 5-room flat in Tiong Bahru is worth a closer look.
Positioned under a 10-minute walk to both Redhill and Tiong Bahru MRT Stations (East-West Line), convenience is a given. Both stations are connected to shopping malls, and if you’re into food, Redhill Market, Bukit Merah View Market, Beo Crescent Market, and Havelock Road Food Centre are just minutes away. Venture a little further, and you’ll find yourself at Tiong Bahru Market and its famous café scene.
For outdoor lovers, the park connector is right at your doorstep, offering routes to the Singapore River in one direction and Mount Faber in the other. Families will appreciate the proximity to schools like Alexandra Primary, Zhangde Primary, Gan Eng Seng Primary, and Crescent Girls’ School.
The layout is another standout. With three spacious bedrooms, a large living area (accommodating a dedicated study if needed), and a squarish, efficient layout. There’s a nicely separated living and dining space, plus a kitchen with a service yard.
