Now that it’s May, it’s quite crazy to think that we are more than a third of the way through 2021 – where has all that time gone!?
In that span of time, we’ve seen the property market really move, both new launch and resale properties alike. And on the ground, looking at listings all day, that increase in prices is all the more apparent.
This week, we take a look at District 11. While some parts can be really squashed together, there’s still no dismissing its convenience for families looking to live in a central location in Singapore.

1Park Infinia at Wee Nam

$3,200,000
Project: | Park Infinia at Wee Nam |
---|---|
District | 11 |
Address: | 6A Lincoln Road 308366 |
Tenure: | Freehold |
Size: | 1,335 sqft |
$PSF: | $2,397.00 |
Developer: | Keppel Land Realty Pte Ltd |
TOP | 2008 |
Why I like it
Park Infinia at Wee Nam is always one of my go-tos when recommending a space for families with children that want to live in the Newton area. Put simply, that vicinity is chock full of small developments, and its rare to come across one with as big a land space as Park Infinia.
While you do have the usual facilities such as a swimming pool, tennis courts and a gym – you have some quite unique ones like a basketball court and even a slide at the pool for kids.
This unit here is a very generously sized 1,335 sqft for a 3 bed and 3 bathroom space. While you do have the often disliked bay windows, this isn’t so much a problem when the unit size is larger than average. Along with that is a yard and bomb shelter that can double up as storage or a helpers room – so it certainly fits the requirements for most families.

2Trevose Park

$3,500,000
Project: | Trevose Park |
---|---|
District | 11 |
Address: | 62 Trevose Crescent 298063 |
Tenure: | Freehold |
Size: | 3,455 sqft |
$PSF: | $2,084.57 |
Developer: | City Development Limited |
TOP | 1991 |
Why I like it
Trevose Park is one of those developments that would be unknown to most but those familiar with the area. It’s an old freehold development, at 30 years of age as of this year. With 150 units, it has features that make old developments such appealing notions to those who value their living space, both unit and the estate itself.
One of its main issues used to be the lack of public transport, but that has been significantly boosted with the arrival of the Stevens MRT station – in which you get not just one but two – the Downtown Line and the upcoming Thomson East Coast line.
This 3 bedroom is a very good size at 1,679 square feet. Some people may find the living room shape to be rather awkward but I do think it adds more character to the space, as in efficient as it may seem. The dining space and living room is properly separated as well, which is always a good thing in my books.

3D’ Chateau @ Shelford

$3,549,994
Project: | D’ Chateau @ Shelford |
---|---|
District | 11 |
Address: | 25 Shelford Road 288415 |
Tenure: | Freehold |
Size: | 2,863 sqft |
$PSF: | $1,239.96 |
Developer: | East Coast Properties Pte Ltd |
TOP | 2012 |
Why I like it
D’Chateau @ Shelford isn’t actually as old as its name might suggest, having only been completed in 2012. This is a freehold townhouse, and is as close to landed living as you can get – plus the additional benefit of condo facilities.
I do always like my space, and this is a big one. 4 bedrooms with a total build up of 2,863 square feet, it definitely is one for families that want more living space. Although as per usual with units that have multiple floors, do note that there will be space wasted with the staircases to each level. Also, there will be 2 outdoor spaces, one on the ground floor, and one on the top – but again you’d expect that and I think for those looking for such spaces, having entertainment areas such as these will be welcome.
It is a bit of a walk to Tan Kah Kee MRT on the Downtown line, and not the most comfortable as it is unsheltered, but it is still definitely a good to have.

4The Lincoln Modern

$2,380,000
Project: | The Lincoln Modern |
---|---|
District | 11 |
Address: | 20 Lincoln Road 308353 |
Tenure: | Freehold |
Size: | 1,378 sqft |
$PSF: | $1,727.14 |
Developer: | SC Global Developments Ltd |
TOP | 2003 |
Why I like it
To be honest, The Lincoln Modern doesn’t quite seem like an SC Global property from the outside (my personal opinion). But it definitely is very much one for those that want that more luxurious lifestyle. This 2 bedroom loft apartment is sized at 1,378 square feet, it comes with spectacularly high 6-metre high ceilings in the living – which does give a great sense of space.
I like the furnishings as well. It’s modern, well-appointed and looks suitably luxurious.
You can walk to Novena MRT, but I don’t think those looking at such a space would care too much about that.

526 Newton

$2,559,000
Project: | 26 Newton |
---|---|
District | 11 |
Address: | 26 Newton Road Singapore 307597 |
Tenure: | Freehold |
Size: | 1,378 sqft |
$PSF: | $1,857.04 |
Developer: | Novelty Corp Pte Ltd |
TOP | 2016 |
Why I like it
This 2 bedroom unit is sized exactly the same as the Lincoln Modern one. But instead of the high ceilings, this one has a ton of space taken up by the outdoor PES and the private pool plus garden.
It’s definitely a lifestyle option here as you do get smaller interior living spaces. But for those that like a private soak during the day (especially relevant in today’s pandemic context), it is an option to consider.
