A freehold hotel at 56 Sims Avenue is back on the market for $29.9 million. The property currently operates as the Hi Hotel Dot, and features 46 ensuite rooms. The asking price translates to $650,000 per key.
This is the second time the hotel property has been listed for sale, after it was on the market for $23 million back in 2021. Previously, it operated as the Regin Hotel and also had 46 rooms.
The property sits on a 3,172 sq ft plot that is zoned for Residential/Institution use and has a gross plot ratio of 3.0, under the latest Master Plan. The building also has an existing gross floor area of 10,620 sq ft.
With a 12m street-facing frontage on Sims Avenue, the corner plot site offers strong visibility and branding potential. The property is currently leased to an existing operator on a master lease, providing a potential buyer with a secured income stream.
The freehold hotel is currently jointly marketed for sale by Cushman & Wakefield and CBRE, and the property will be sold in an Expression of Interest (EOI) exercise.
“Opportunities to acquire freehold hospitality assets with stable income in well-connected city-fringe locations are increasingly rare,” says Sophia Lim, director of Capital Markets at Cushman & Wakefield.
She adds that the property’s prominent frontage and central city-fringe location within a rapidly evolving precinct makes it a well-placed asset to benefit from rental resilience and future capital appreciation.
Precinct rejuvenation driving long term growth
Currently occupied by Hi Hotel Dot under A Hotel Group, the property is set within the Kallang/Geylang precinct, which is undergoing pockets of urban transformation that has contributed to an overall increase in the area’s vibrancy.
At the same time, the confluence of commercial activities from the Paya Lebar regional commercial hub and Kallang Riverside precinct will benefit the site over the mid to long term.

“In recent years, the Geylang/Kallang precinct has undergone a significant transformation, successfully redefining itself as a vibrant, holistic neighbourhood that bridges the gap between heritage and modern lifestyle,” says Joshua Giam, Director of Capital Markets at CBRE Singapore.
He adds that the district’s connectivity and increasingly diverse range of amenities have made it highly accessible to local and international visitors alike.
A recent hotel transaction in the area includes 115 Geylang Road (formerly known as Coliwoo Hotel Gay World), which was sold by LHN Limited to CWL Properties on 21 May 2025 for $25.8 million.
Meanwhile, in July 2025, the former Hotel Miramar was purchased by asset management firm Aravest and Wee Hur Property for $160 million and rebranded as DoubleTree by Hilton Singapore Robertson Quay.
The EOI exercise will close on May 20.
