It’s Tuesday, and time for our weekly roundup on the most interesting Units Of The Week.
This week, we are shining the spotlight on District 20, home to familiar favourites like Ang Mo Kio, Bishan, and Thomson. With the area set to be given a boost with the upcoming launch of the Thomson East Coast Line (pushed back to Q1 2021 because of Covid-19), it’ll be interesting to see if there will be added interest in these areas!

Here we go, these are the Units Of The Week for the week of 3 November 2020.

1Lakeview Estate
$3,080,000
| Project: | Lakeview Estate |
|---|---|
| District: | 20 |
| Address: | 97A Upper Thomson Road |
| Tenure: | 99 year |
| Size: | 3,037 sqft |
| $PSF: | $1,014.16 |
| Developer: | HUDC |
| TOP: | 1977 |
Why I like it
Lakeview Estate is 1 out of the 5 remaining ex-HUDC estates left in Singapore. Put simply, those looking at an old place like this would be in view of the spacious units – and the potential for en bloc in the future. Out of the 5 remaining ex-HUDC estates, this one is the smallest by far, with a land area of 242,733 square feet and only 240 units. In some sense you could say that this would be the most palatable to developers looking for land.
Other than that, this is a penthouse unit (1 of 6), so it enjoys unblocked views of MacRitchie Reservoir and at 3,037 square feet, it is extremely generous in size, although a good portion is taken up by the roof terrace.
What is especially cool is the 5m high ceiling in the living room, and the seamless transition to the balcony. But here’s the kicker, one side of the wall has been turned into a rock climbing facility, with the other a place to hoist your bikes – definitely something you probably wouldn’t have seen before!

2Flame Tree Park
$2,488,888
| Project: | Flame Tree Park |
|---|---|
| District: | 20 |
| Address: | 1 Sin Ming Avenue |
| Tenure: | Freehold |
| Size: | 1,593 sqft |
| $PSF: | $1,562.39 |
| Developer: | WingTai Holdings |
| TOP: | 1989 |
Why I like it
Flame Tree Park is now a more than 30 year old condo, which may be off-putting to some people. But if you are looking for a unit with more space in the area, at 1,593 square feet for a 3 bedroom, this is definitely one to look out for.
Plus, if you see outdoor balcony spaces as a total waste of square footage, this unit has none at all. So other than the yard, every inch is internal usable space.
It features a simple enough design, which I think is a good base for most – with just some straightforward renovation touch up (depending on your needs). That said, I’m not a fan of the open kitchen – not especially for a 3 bedroom unit.

3Thomson Grand
$2,699,000
| Project: | Thomson Grand |
|---|---|
| District: | 20 |
| Address: | 27 Sin Ming Walk |
| Tenure: | 99 years |
| Size: | 1,668 sqft |
| $PSF: | $1,618.11 |
| Developer: | Luxury Green Development Pte Ltd |
| TOP: | 2015 |
Why I like it
If you are curious at who is actually behind Thomson Grand, it is developed by Hong Kong developer, Cheung Kong Group – the same guys behind Thomson 800 and Costa Del Sol.
For those who still remember it, its sales gallery reportedly cost $8 million to build, with a chandelier piece adorned with Swarovski crystals (kinda like Ola).
Given the background, it isn’t exactly my cup of tea. But if you have a penchant for something that looks more opulent – then I think that this could be one that suits you.
The interior of this unit is slightly more reserved, but in a good way. In some sense it does remind me of a luxury hotel. But what’s really special is that there are 2 private lifts serving the unit – which means a much shorter waiting time during rush hour!
– Reuben

4The Panorama
$1,180,000
| Project: | The Panorama |
|---|---|
| District: | 20 |
| Address: | 16 Ang Mo Kio Ave 2 |
| Tenure: | 99 years |
| Size: | 775 sqft |
| $PSF: | $1,522.58 |
| Developer: | Pinehill Investments Pte Ltd |
| TOP: | 2019 |
Why I like it
Unlike the rest of the developments on this list, this is one of the new launch with a smaller unit size. Having only been completed in 2017, its 775 square feet is considered small for a 2 bedroom unit in the past, but in today’s context, is actually pretty decent. Of course, the upcoming TEL line will provide better connectivity to the place, as it is a 5 minute walk to Mayflower MRT station.
It is a fairly usable layout as well. No bay windows and a small AC ledge means that you do get quite efficient space utilisation.
The best part of the unit is the ID works, it isn’t a run of the mill design, and looks rustic yet modern.

5Sin Ming Plaza
$2,500,000
| Project: | Sin Ming Plaza |
|---|---|
| District: | 20 |
| Address: | 6 Sin Ming Road |
| Tenure: | Freehold |
| Size: | 2,131 sqft |
| $PSF: | $1,173.16 |
| Developer: | Far East Organization |
| TOP: | 1996 |
Why I like it
I’m not gonna lie, if you are a fan of modern landscaping and design, this really isn’t a place for you. It looks dated, and definitely part of the 1990s era of developments. I mean, you can clearly tell by its name as well.
That said, what this place offers is its freehold status, and size. At 2,131 square feet of space for a 3 bedder – it is definitely on the bigger side of things.
It does have a double volume living (which if you are willing to splash the cash, can be turned into something really cool).
For me though, the best part is the close connectivity to the upcoming Upper Thomson MRT (just 3 mins walk away), and good food is just right at your door step. You have the famous Thomson stretch of eateries as well as Shunfu Mart Food Centre really close by as well.
