A New 570-Unit Mixed-Use Condo Is Launching Next To Lakeside MRT — Lucerne Grand Starts From $1.498M

City Developments Ltd (CDL) will preview its latest project, the 570-unit Lucerne Grand, on Friday Sept 18. The 99-year leasehold project is next to Lakeside MRT station on the East-West Line (EWL), and is the newest mixed-use development in Jurong Lake District.
The entire development consists of five 17-storey residential towers, Lucerne Grand, and a ground floor retail component named Lucerne Galleria. The retail mix includes a supermarket and F&B options.
The residential mix features two- to four-bedroom units of 624 sq ft to 1,432 sq ft. Indicative prices start from $1.498 million for a 624 sq ft two-bedroom unit, to $1.988 million for a 883 sq ft three-bedroom unit, and $2.788 million for a 1,152 sq ft four-bedder.

According to CDL, the new development is inspired by the alpine city of Lucerne in Switzerland, and the architecture of the mixed-use project supposedly features a mountain-and-lake design. This is reflected in its overall architecture features angular forms inspired by the shapes of the alpine mountain landscapes.
Lucerne Grand is also next to Lakeside MRT station, which is two stops away from Jurong East MRT Interchange that currently serves the EWL and North-South Line. Jurong East will also interchange with the Jurong Region Line in the future.
Nearby academic institutions include Rulang Primary School, River Valley High School and Nanyang Technological University (NTU). The area is also well connected via the Pan Island Expressway (PIE), Kranji Expressway (KJE) and Ayer Rajah Expressway (AYE).
It has been just over two years since Jurong East and the Lakeside area has seen a new project launch. The most recent was the 440-unit SORA on nearby Yuan Ching Road. That project hit the market in July 2024 and moved 23% of its units during its opening sales weekend. According to URA caveats, SORa has sold at least 232 units (52.7%) to date, and achieved an average selling price of $2,229 psf.
Before that, the area also saw the launch of The Lakegarden Residences in August 2023. The 306-unit development, also on Yuan Ching Road and neighbouring SORA, is nearly fully sold with caveats indicating that only two units remain unsold. The project has also achieved an average selling price of $2,160 psf.

However, Lucerne Grand has an edge over the previous two new developments. Being situated next to an MRT station as well as the retail component will be a draw to some buyers. CDL is also banking on the project’s proximity to the Jurong Lake District and the Jurong Lake Gardens to convert buyers’ interest into sales.
Plans are afoot to turn Jurong Lake district into the largest commercial district in Singapore outside of the Central Business District (CBD). Supporting these plans are key business and lifestyle hubs around Jurong East, including the Jurong Innovation District, Jurong Gateway, new Science Centre and Jurong Point Shopping Centre.
The 90-ha Jurong Lake Gardens has also benefitted from a recent overhaul that has added more green spaces and recreational facilities, like the Jurong East Sports & Recreation Centre and ActiveSG Sport Village @ Jurong Town.
