An unblocked view can be one of the harder features to put a price on when buying an HDB flat. Two otherwise similar units in the same estate can feel very different depending on whether the windows face another block or open out towards greenery, landed homes, or even the sea.
Besides the view itself, a more open facing can also mean better natural light and a greater sense of privacy. The catch is that such views aren’t necessarily permanent, particularly where there is undeveloped land nearby, so buyers should still check the URA Master Plan before assuming today’s view will remain unchanged.

Situated on a high floor, the unit looks out over the neighbouring HDB blocks towards Mandai, giving it a relatively open outlook and plenty of natural light.
While I know more buyers prefer an enclosed kitchen these days, the open kitchen does make the overall space feel larger. An L-shaped kitchen counter makes efficient use of the available space, with both upper and lower cabinets providing plenty of storage.

Why I like it
Located near Senja LRT station (BPLRT), this unit is one stop from Bukit Panjang MRT station (DTL/BPLRT), where residents have access to several shopping malls. Senja Hawker Centre and various neighbourhood eateries are also nearby, while the Rail Corridor is within walking distance.
The unit sits on a high floor and looks out over West Spring Secondary School towards the KJE and Mandai. With few immediate obstructions in front, the home receives plenty of natural light.
A floor-to-ceiling cabinet between the entrance and living room creates a small foyer, providing some additional privacy when entering the home. The kitchen comes with a separate service yard, while the home shelter is positioned along the bedroom corridor.
The master bedroom and adjacent common bedroom are currently connected by a sliding door, which could work particularly well for families with a newborn or young child, or for buyers who want an adjoining study.

The living and dining areas are clearly separated, while sliding glass doors between the kitchen and dining area allow the kitchen to remain enclosed without visually closing off the space.
One of the common bedrooms beside the master has been converted into a walk-in wardrobe, with direct access from the master bedroom.

Why I like it
Located near Tiong Bahru MRT station (EWL) and Tiong Bahru Plaza, this unit is also close to Tiong Bahru Market and 112 Jalan Bukit Merah Market & Food Centre. The Rail Corridor is also within walking distance. Tiong Bahru is one of the most desirable HDB locations, so it’s also quite hard to find owners willing to let go of flats here.
Situated on a high floor, the home enjoys an open outlook across the neighbouring HDB blocks towards Mount Faber and Keppel. The elevated facing also allows plenty of natural light into the unit.
I do like the way they renovated the kitchen; the U-shaped cabinet configuration maximises the available kitchen space.

Why I like it
Located near Punggol Point LRT station (PGLRT), this unit has convenient connections towards Punggol MRT station (NEL/PGLRT) and Waterway Point. Punggol Coast MRT station (NEL), Punggol Coast Mall and Punggol Coast Hawker Centre are also nearby, along with Northshore Plaza I and II. The development sits beside the park connector leading towards Punggol Beach and Coney Island.
Completed in 2021 and newly MOP, the unit overlooks the development’s communal facilities before opening out towards an unblocked sea view. Since it’s so new, it’s also likely that any renovations are quite recent; this can be a good deal for those who don’t want high renovation costs, and are happy to use what’s there for now.
Together with the sea-facing outlook, this makes it one of the more distinctive options in this week’s selection.
