26 Cheapest One-bedder Condo Units In Each District In 2024 (From $545,000)

We recall a time called the shoebox craze, when one-bedder condo units were as low as $600,000 (brand new!) Those days are long past though, with many new one-bedders today reaching beyond the $1.2 million mark – something that would have been unthinkable about a decade ago.
But for those on a tighter budget, there are still affordable resale one-bedders out there for singles, or for those in a position to own a rental property. Here are the cheapest transactions we found in each district, as of September 2024:

Cheapest options on the list (with some exclusions)
Some of the projects above are special cases, so we’ve excluded them from below; these are People’s Park Complex, which is a niche project largely catered to the shops below. Le Regal is too close to the vice areas of Geylang for many buyers to consider, while The Hillford is a unique case with only a 60-year lease (starting in 2013).
Without these exceptions, the five cheapest become:
1. Riz Haven (District 17)
The low price point for Riz Haven stems from its reclusive location. While there’s a great waterfront view and lots of greenery (Pasir Ris Park), the condo is not very accessible – there’s no MRT within walking distance, and the surroundings are light on amenities, barring the outdoor activities at the park.
This is helped by the development of Downtown East in recent years, however. Bus services like 354 provide access to Downtown East in just a few minutes, and this is one of the biggest recreation hubs in the East; that comes with the usual array of resort/dining/entertainment options. The same bus service also goes to Pasir Ris MRT (EWL, CRL), which provides access to White Sands, the major mall servicing this neighbourhood. Also, Pasir Ris Mall (part of Pasir Ris 8) has just been opened, which adds a lot more shops/dining to the area.
It’s also a plus point that Riz Haven has a 946-year lease, making it effectively freehold; and this condo does have a good catchment area for tenants: workers in the industrial areas at Loyang North/Loyang Way may find Riz Haven a viable option.
That said, do note that the low unit count (33 units) makes this a boutique condo. This does make for lower volume transactions and more price volatility, as well as potentially higher maintenance fees.
2. Suites @ Kovan (District 19)
Suites @ Kovan has a remarkable location for its price, which is possibly low because it’s overshadowed by the more visible, mixed-use Stars of Kovan across the road.
This project is a freehold, 16-unit condo, which is just a short walk from Kovan MRT station (NEL). This also means it’s within walking distance of Heartland Mall Kovan, which has a Cold Storage, Watsons, and most everyday amenities. Stars of Kovan, across the road, also provides some added food amenities (though not much else). This part of Upper Serangoon is very well developed, and the entire stretch of road outside the condo is packed with eating places.
One of the greatest advantages is that Kovan is a single stop from Serangoon, where you’ll also find NEX Megamall. Overall, this puts it in a highly convenient location for the price point. The low unit count however (16 units) might not be considered ideal by some investors. Some may also dislike the number of low-rise commercial buildings packed into this area, some of which are quite dated. We’d admit it’s not the most aesthetically pleasing stretch of road.
3. Stratum (District 18)
Stratum is in a cul-de-sac at the very end of a landed enclave. Coupled with being a small-to-medium-sized condo (380 units), this is one of the most private and peaceful condos you can find in the Pasir Ris era. Despite the landed location and smaller size, Stratum is a proper full-suite condo with an infinity pool, gym, tennis court, etc.
Being in a landed area, the natural tradeoff is being further from amenities – the whole point is to not be near a noisy hub. But Elias Mall is across the road; while it’s small it does have a supermarket and a Japan Home (at last check).
For more than that, bus services like 88 are within easy reach and will go to Pasir Ris MRT (EWL, CRL). White Sands and Pasir Ris Mall are also here, you’d have enough shops/dining that you probably don’t need to head to town. In any case, you are close enough to Changi Airport, that Jewel becomes a weekend haunt as well.
As a bonus, Stratum will be one of the few landed-area condos that has an MRT within walking distance, once Elias MRT (CRL) is up. This will make it even faster to get to Pasir Ris. Unfortunately, you’ll probably have to wait till 2032 before it’s operational.
4. Suites @ Katong (District 15)
Suites @ Katong is a freehold, 51-unit condo just next to Tanjong Katong Girls’ School, and its neighbouring Tanjong Katong Secondary. This is along the Haig Road stretch, which is quite a famous foodie area on the East Coast.
Also close by is the Joo Chiat/East Coast Road lifestyle stretch, with malls like i12 Katong and Parkway Parade. Bus services like 32 will take you there in about five minutes. Parkway Parade is the major heartland mall for the area, so most needs are within easy reach. As an added bonus, the Marine Parade MRT station (TEL) is also next to Parkway, providing an added train line for residents.
Alternatively, you can take a somewhat long but manageable walk along Dunman Road, toward the famous Old Airport Road Food Centre. Dakota MRT (CCL) is located along this stretch.
Another advantage is the relative proximity of Paya Lebar Quarter (PLQ). Although this major commercial hub is technically in District 14, buses like 134 can get Suites’ residents there in just a few minutes; so Suites @ Katong can provide a less busy alternative to living in PLQ itself.
That said, the Katong area is rife with boutique freehold developments, so some landlords may not like the potential competition. This is worsened by the recent triple-launch of The Continuum, Grand Dunman, and Tembusu Grand, which are much larger full-suite condos competing for attention nearby.
5. Skies Miltonia (District 27)
Skies Miltonia is a 420-unit leasehold condo, with an exceptional greenery view. The project faces Lower Seletar Reservoir, and from some units the Orchid Country Club is visible.
Despite the greenery, Skies Miltonia isn’t in as secluded a spot as you might think. The nearby Yishun HDB enclave has a Sheng Siong, coffee shop, and other heartland amenities; this is within walking distance of most residents, so the location isn’t as “ulu” as it seems on paper. As an added bonus, the nearby mixed-use Wisteria has a commercial component, which includes an NTUC Fairprice.
That said, where it comes lacking is the access to the MRT. Yishun MRT (NSL)is not within walking distance, but bus services like 117 can take you there in a few minutes, where you’ll also find the huge Northpoint Mall.
Overall, this is a very nice blend of greenery with convenience, if you don’t mind needing a bus connection to get to the MRT. It’s also good for singles who are more outdoors-oriented, and see the benefits of park connectors, hiking, and cycling paths in the nearby Seletar Reservoir.
