The days of $1.3 million being comfortably sufficient for a three-bedroom condo are gradually fading. In many newer projects today, that amount isn’t even enough for a two-bedroom unit, especially if it’s in a more developed location.
That doesn’t mean affordable family-sized homes have disappeared though. Older developments, and condos in less well-known locations, can still offer surprisingly good value. In some cases, buyers may even find larger layouts than what’s typically available in the new launch market today.
This week, we looked at five three-bedroom condos under $1.3 million:

Now let’s get on with the list of curated units this week!
Shortlists like this are a useful starting point, but the units that make the list aren't necessarily the ones that make the most sense for your budget, lifestyle or long-term plans.
The harder part comes afterwards: comparing the trade-offs, evaluating the numbers, and deciding which home is actually the best fit for your situation.
Over time, that's also why we decided to work with agents who shared the same data-driven and advisory-led approach behind our editorial, consultants who could help readers think through decisions more objectively, rather than simply push transactions.
Today, the team has worked with more than 2,000 clients across over $5B in property transactions.

This is a compact three-bedroom unit with an additional guest room or study. The open-concept kitchen helps the living and dining area feel more spacious, whilst the L-shaped configuration maximises storage and functionality.
Each bedroom comes with its own balcony, allowing for full-height glass doors that bring in more natural light. The layout is also regularly shaped, making furniture planning and placement more straightforward.

Located near Yishun Park Hawker Centre, Yishun Mall, and Yishun Park, this unit enjoys convenient access to daily amenities, a wet market, supermarket, and various dining options.
At almost 1,200 sq ft, this is one of the larger homes on the list. The living and dining areas are nicely segregated, whilst the spacious kitchen comes with a separate yard, WC, and home shelter.
All three bedrooms are generously sized, with the master bedroom being particularly spacious. The master bathroom is large enough to accommodate a bathtub. Two of the three bedrooms are ensuite, with the common bathroom configured as a Jack and Jill layout. Floor-to-ceiling windows in the living area and two bedrooms help brighten the home, whilst small planter spaces add a touch of greenery.

Why I like it
Located near Junction Nine and various eateries, this development also sits beside the park connector that leads towards Yishun Park and Yishun Pond.
This is a compact three-bedroom unit with a dumbbell layout, helping to minimise circulation space and improve efficiency. Notably, the unit has no balcony or other outdoor areas, allowing more of the floor area to be dedicated to interior living space.
Situated on a high floor, the unit enjoys good natural light. Floor-to-ceiling windows run across the living room and all three bedrooms, helping the spaces feel larger and brighter. Whilst originally configured as a three-bedroom unit, one common bedroom has been combined with the master bedroom to create a larger suite with a sizeable wardrobe area.

Why I like it
Located near Woodlands South MRT station (TEL), this development is close to Vista Point, which provides a supermarket, eateries, and various neighbourhood amenities.
This is a comfortably sized unit with no outdoor space, meaning most of the square footage is devoted to interior living areas. The living and dining spaces are nicely segregated, whilst a mirrored wall panel in the dining area further enhances the sense of space.
The kitchen is split into wet and dry sections, with the wet kitchen being fully enclosable. It also comes with a home shelter, yard, and WC. All three bedrooms are well-sized, whilst the master bedroom is particularly spacious and could potentially accommodate a walk-in wardrobe leading toward the bathroom.

5Northwave EC

| Size | 893 sq ft |
| $PSF | $1,341.55 |

Why I like it
Located near various eateries and the park connector leading towards Admiralty Park and the Woodlands Waterfront, this unit also enjoys an unblocked view.
The home is a decent size and, like several others on this list, does not include a balcony. This allows most of the floor area to remain usable interior space. The living and dining areas are nicely separated, whilst the long kitchen provides a good amount of storage.
All three bedrooms are large enough to comfortably fit double beds, with the master bedroom being especially spacious. Floor-to-ceiling windows in the living area and all three bedrooms help maximise natural light and create a greater sense of openness. The regularly shaped layout also makes furniture planning straightforward.
Round-ups like this are a good place to start a shortlist, but the real work begins when you start comparing the final few options, looking beyond the headline criteria to decide which property is the best fit for your own situation.
