A 4-room flat at Natura Loft has set a new record price in Bishan. The 1,023 sq ft unit at 273A Bishan Street 24, between the 34th and 36th floors, sold for $1.3 million ($1,271 psf) this month.
This beats the previous town record for a resale 4-room flat in Bishan by $37,000. That earlier transaction was also in Natura Loft, but on the 22nd to 24th floors; that was three months ago in May 2026.

What Makes This Transaction Stand Out
Natura Loft is a Design, Build and Sell Scheme (DBSS) development that was completed in 2012, making the block about 15 years old. DBSS flats are built by private developers, although they remain HDB properties for life (there’s no privatisation). These flats may include features not found in regular HDB projects, and are expected to have a higher quality of finishing (although in practice, many faced complaints from buyers at the time of completion).
No new DBSS projects have been launched since the scheme was discontinued in 2011.
Block 273A also has a relatively compact unit mix: 80 4-room and 80 five-room flats across 160 total units. Due to the lower unit count, the competition among sellers is limited, which helps to support the pricing.
The price growth in this block is quite significant: In April 2023, a 34th-to-36th floor unit in 273A changed hands for $1.088 million. The gap between the record transaction and the next most recent 4-room deal in August 2026 is striking: note that the unit at 293 Bishan Street 22 was $390,000 below the new record.
Also, the remaining August transactions all came in below $880,000; although granted, all involved low-floor units on the fourth to sixth floors.
Nevertheless, the $390,000 gap between first and second place in the same month reflects the two-tier nature of the 4-room resale market in Bishan.
The bulk of transactions in Bishan involve standard HDB blocks, many of which are older and carry different locational profiles. The DBSS cluster along Bishan Street 24 sits in a separate price bracket, and isn’t always reflective of the wider neighbourhood.

Why The Price Held Up
The DBSS designation is part of the reason. Natura Loft was designed and built to a standard that (allegedly) sits above the typical BTO specification of its era. However, there’s also the simple fact that DBSS flats were pricier at launch,and this tends to result in being pricier at resale.

The location also makes the high price somewhat expected. Bishan is regarded as one of Singapore’s more established mature towns, with a full complement of retail, educational, and transport infrastructure. Resale prices here have historically commanded a premium, as we can see from the slew of million-dollar transactions above.
The concentration of record-setting 4-room transactions at blocks 273A and 275A suggests that buyer demand for the DBSS cluster has been consistently strong, so this is merely a continuation of an ongoing trend.
Simply put, what we’re seeing is a combination of “special” status (i.e., a flat built by private developers), a higher initial price tag, and one of the most in-demand areas in Singapore.
The price ceiling at Natura Loft is likely to continue to climb. At $1.3 million for a 1,023 sq ft 4-room flat, “sandwiched” buyers – those who could afford a private home but would have to compromise on size – may see such flats as an ideal alternative. It also serves as a more affordable upgrade option than a condo, for current HDB owners seeking a more central location or a larger flat.
