Singapore’s Largest Former Cinema Is Up For Sale At $31 Million — And Its Next Life Could Look Very Different

When Golden Mile Tower was completed in the 1970s, its cinema wasn’t just another commercial tenant. Developed by Chong Gay Theatres, Golden Mile Tower housed the 1,896-seat Golden Cinema. It had an enormous 80-by-56-foot curved screen, a preview room, and a VIP lounge, making it one of the most ambitious cinema projects in Southeast Asia.
For much of the past decade, the space has evolved alongside Singapore’s movie-going culture. In recent years, it was best known as the home of Carnival Cinemas, known for screening Bollywood and South Indian films. Now the space is up for grabs at $31 million:

A reserve price of $295 psf for almost 105,000 sq ft of space
The 104,991 sq ft strata-titled property has been put up for sale, with a guide price of S$31 million or roughly S$295 psf. Foreigners and entities are eligible to purchase the commercial property, and there’s no ABSD.
The premises are at 6001 Beach Road, #03-00; it comprises four auditoriums – around 2,000 seats in total – and some office space on Levels 3 and 4.

CBRE is not marketing the property as a cinema space again, as these have generally been in decline. Rather, it’s been highlighted that the space can be repurposed; potential uses include an events venue, media production studio, gym, or even a reconfigured single auditorium with close to 2,000 seats. This is, however, subject to the usual approval processes from the government.
This shift in positioning reflects a broader trend in commercial real estate. Increasingly, we see that the value of older buildings lies not in their original use, but in how well they can accommodate new ones.
A reason for the timing behind the sale
The Ophir-Rochor corridor is currently undergoing development. This will bring new offices, retail spaces, and other major commercial elements to the area surrounding Golden Mile. In addition, the redevelopment of the former Golden Mile Complex into Aurea also reflects this: the new project is expected to bring new homes, offices, and amenities over the coming years.

Aurea is directly beside Golden Mile Tower and just a short walk from Nicoll Highway MRT station (CCL). Overall, a higher concentration of residents and workers makes events, exhibitions, etc., more viable here, and the former cinema is well-positioned to capture this demand.
Joshua Giam, Director of Capital Markets at CBRE, said the surrounding precinct offers “opportunities for creative repositioning, rental uplift and long-term capital appreciation” as the Ophir-Rochor corridor continues to evolve.
With today’s construction costs and development realities, it’s tough to imagine a standalone cinema of this scale being built again.
Regardless of what eventually occupies the space, the greatest value is in location and size. Commercial spaces of this scale, with large contiguous floors and in the city-fringe, are increasingly rare. Whatever launches here – be it a sports arena or an exhibition hall – it will have the advantages of one of the largest commercial spaces on Beach Road.
The Expression of Interest exercise closes on Tuesday, 4 August 2026, at 3 pm. CBRE expects “strong interest from both end-users and investors seeking a distinctive foothold in this vibrant and evolving urban enclave.”
