One-bedders are usually where buyers expect to compromise on space, particularly if the requirements are freehold tenure and a sub-$1 million budget. But older boutique developments can throw up some rather…let’s say unconventional alternatives to the standard compact one-bedroom layout.
One thing to bear in mind is that, in the earlier generations of condos, a one-bedder didn’t always mean “compact unit to generate rental income.” In the first few iterations, one-bedders were actually built for long term owner-occupancy, albeit a single occupant; and that can mean a square footage that would be astounding by today’s standards.

Why I like it
Located near Kallang MRT station (EWL) and Mountbatten MRT station (CCL), this unit has plenty of food options within walking distance. Kallang Riverside Park is also nearby.
This is a penthouse unit (yes, one-bedder penthouse units do exist in older condos!) with roof terrace access. The living room comes with a small balcony, and rather cleverly, the staircase leading to the roof terrace is positioned outside on the balcony. This prevents the stairs from eating into the already limited internal floor area.
A glass door and glass panel separate the living room from the bedroom, allowing light to travel between the two spaces and making both feel more open. The bedroom itself is well-sized, with the home shelter located inside it. Depending on the buyer’s needs, this could potentially double as a combination of storage and walk-in wardrobe space.
Upstairs, the large roof terrace enjoys an unblocked outlook towards the National Stadium, providing considerably more outdoor space than you’d ordinarily expect from a one-bedroom home.

Located within walking distance of both Dakota MRT station (CCL) and Paya Lebar MRT station (EWL/CCL), this development is also close to Old Airport Road Food Centre and the numerous eateries in the surrounding neighbourhood. The nearby park connector provides a route towards Gardens by the Bay.
This penthouse unit overlooks the park connector and comes with a sizeable balcony spanning the width of both the living room and bedroom.
Inside, the home shelter sits between the living area and kitchen, creating a natural separation between the two spaces. The layout then extends upstairs to a sheltered roof terrace, making the outdoor area more practical to use regardless of the weather.
The roof terrace also has access to the development’s shared swimming pool, which is something you’ll almost never see in a one-bedder today; it gives the upper level a rather different feel from the typical condo rooftop terrace.

This penthouse has a conventional living and dining arrangement on the lower level, with the two spaces nicely segregated. The kitchen is compact but makes good use of the available area, with plenty of storage and the home shelter tucked within the kitchen.
The bathroom adopts a Jack-and-Jill configuration, allowing it to be accessed from both the bedroom and communal area. Floor-to-ceiling windows in the living room and bedroom also help the relatively compact internal spaces feel brighter and more open.
The real draw, however, is upstairs. The spacious roof terrace comes with a water point, BBQ pit and jacuzzi, with enough remaining room for a dining set and a separate lounge area beside the jacuzzi. It’s a substantial amount of entertaining space for a one-bedroom home.

Unlike the penthouses elsewhere on this list, this is a loft unit built around a double-volume living space and mezzanine bedroom.
The open kitchen is separated from the living room by an island counter, keeping the communal area visually open. The dining table extends directly from the island, which makes efficient use of the available floor area without requiring a separate dining zone.
The double-volume ceiling gives the living area a much greater sense of height, while the bedroom occupies the mezzanine above. It’s generously sized for a loft bedroom, with enough room for a study area and sizeable wardrobe.
The interior also has plenty of character, with exposed brick, concrete flooring and walls, and timber elements creating a warm industrial aesthetic that’s quite different from the usual condo renovation.

The living and dining area is comfortably sized and opens onto its own balcony. The kitchen is enclosed, but sliding glass doors maintain the visual connection with the communal area and prevent the space from feeling overly boxed in.
The bedroom also comes with its own sizeable open terrace, giving the home two separate outdoor areas. Despite the additional exterior space, the internal layout remains relatively straightforward and efficient, while the unit receives plenty of natural light.
For buyers who like outdoor space but would rather avoid stairs or a duplex layout, this offers a simpler alternative to the rooftop units on this week’s list.
