Singapore has officially “opened” up, and things are slowly going back to normal.
At the very least, where the property is involved – showflat and resale viewings are now allowed! While virtual tours and videos have certainly been a good solution in the interim, when it comes to the bigger price tags – it is still very much a requirement for buyers to physically view the place first.
This week, we take a look at a “bungalow in the sky” unit, as well as a favourite amongst the team at the Botanics area.

1The Oliv @ Balmoral

$10,700,000
Project | The Oliv | District | 10 |
Address | 11C Balmoral Road | Tenure | Freehold |
Size | 3,337 sqft | $PSF | $3,206.47 |
Developer | TG Developments | TOP | 2013 |
Why I like it
Let’s get this out of the way first – the Oliv @ Balmoral is not for everyone – and it’s not just about the price tag. Because at its asking price, you could get a nice sized landed home in a prime district too. So why would anyone buy this?
Well, if you require a big living space, but do not want to deal with the hassle of maintenance and upkeep of a landed, this is a very niche option to look at. It’s marketed as a “bungalow in the sky”, with its high ceilings, big balconies, and it is ultra exclusive. Just 23 units total, so each level has just 2 units.
I’m not terribly fond of the location, however, but if you have school going kids I can see the appeal.
– Ryan

28 Napier

$9,180,000
Project | 8 Napier | District | 10 |
Address | 8 Napier Road | Tenure | Freehold |
Size | 2,777 sqft | $PSF | $3,305.73 |
Developer | Hastrale Holdings | TOP | 2010 |
Why I like it
8 Napier is one of those condos that have a timeless appeal to its design, it’s hard to think that it is already 10 years old. It is a minimalist dream, with its clean lines and stark white exterior. That said, maintenance has to be on the top of its game to maintain its clean and lux outlook.
Like Ryan’s choice of the Oliv, this is an ultra luxurious development with just 46 units – although 8 Napier enjoys a much better location in my opinion. It is close to Orchard, without the hustle and bustle, plus the upcoming Napier MRT would be a welcome addition to the area.
Out of all the units on sale, this is a standout because of the ID works done to it.

3The Clement Canopy

$1,938,000
Project | Clement Canopy | District | 05 |
Address | Clementi Ave 1 | Tenure | 99 years |
Size | 1,109 sqft | $PSF | $1,747.52 |
Developer | UOL | TOP | 2019 |
Why I like it
I’ve reviewed the Clement Canopy before, so this was an easy choice for me. I like it for it’s luscious green landscaping, its many pools, and the serene living environment.
This isn’t on the highest floor, so it only has a partial sea view – but I don’t suspect many people would be buying into a Clementi address for the views. It also features a nice interior, if you are a fan of darker accents this would naturally be something up your alley.

4Martin No 38

$6,900,000
Project | Martin No 38 | District | 09 |
Address | 38 Martin Road | Tenure | Freehold |
Size | 2,648 sqft | $PSF | $2,605.74 |
Developer | SC Global | – | 2012 |
Why I like it
Having worked in New York for some time, I’ve always like the style of the apartments there. So naturally, this loft NY styled unit holds great appeal for me. Some might think the interiors of this unit is a little haphazard, but I think it has a nice live-in nature to it.
There’s only 91 units here, so it isn’t a big development by any means. Key facilities include a lap pool, and a cafe downstairs – no tennis courts here. Another highlight would be its close proximity to Robertson Quay, which totally fits the vibe of Martin No 38.
– Stanley

5Commonwealth Towers

$2,180,000
Project | Commonwealth Towers | District | 03 |
Address | 232 Commonwealth Avenue | Tenure | 99 years |
Size | 1,034 sqft | $PSF | $2,180.32 |
Developer | Wealthall Development Pte Ltd | TOP | 2017 |
Why I like it
I think most people looking at Commonwealth Towers primarily because of its convenient location, after all, it is right next to Queenstown MRT station. So if you work in the CBD it is a great place to live at, close enough yet in a much more liveable environment.
Between the two new developments in the area, I much prefer the design of Commonwealth Towers to Queens Peak, with its dark streamlined look. As with all the units we pick, this one is nicely designed – its simple and would definitely appeal to most people.
Last but not least, this is a 3 bedder converted to a 2 bedroom – so if you are looking for a larger than average 2 bedroom this could be a good option.
