Clearly, differentiated types of housing in Singapore are something that many people are looking at beyond your usual condo and apartment types.
And so seeing as how last week’s collection of freehold walk-up apartments was received, we’ve decided to look for more walk-up apartments to feature in this week’s edition of Units Of The Week.
You definitely need to set aside a good-sized renovation budget for some of these – so if you are interested do get your wallet prepared!

1Yong Siak Court

$2,680,000
Address: | 15A Yong Siak Street 168649 |
---|---|
Tenure: | Freehold |
Size: | 1,485 sqft |
$PSF: | $1,804.71 PSF |
Developer: | Unknown Developer |
TOP: | 1987 |
Why I like it
At this point, is there really a need to say too much about Tiong Bahru that hasn’t been said already? It’s as cool a neighbourhood as any other in Singapore, with a variety of trendy cafes and food options in the area. You are also not far off from Tiong Bahru MRT station and Tiong Bahru Plaza, and the central location of Tiong Bahru means that driving to most parts of Singapore is pretty convenient.
What’s special about this unit is that while most of Tiong Bahru is of the leasehold type, Yong Siak Court is a freehold one. Sure, it’s not much to look at on the outside, but when your downstair neighbours are joints like Plain Vanilla and The Butcher’s Wife, there’s really not too much to complain about, is there?
The unit is sized at 1,485 square feet for a 3 bedroom 2 bathroom – these are generous proportions indeed. It is done up really well too, so it’s more of just finding the right furniture to fit in!

2Joo Chiat Mansion

$1,750,000
Address: | 185 Joo Chiat Place 427897 |
---|---|
Tenure: | Freehold |
Size: | 1,238 sqft |
$PSF: | $1,413.57 PSF |
Developer: | Unknown Developer |
TOP: | 1986 |
Why I like it
As with our review of the Atlassia, there’s no doubt that the neighbourhood of Joo Chiat has really been transformed over the years. Taking a walk around the neighbourhood, you can really feel that the place has been uplifted, and there’s only going to be more of such tenants that will be attracted by the vibe and charm of it all.
Like most, if not all walk-up apartments, the facade of Joo Chiat Mansions is not much to look at. The inside is what counts though (for most people, at least), and at 1,238 square feet, this 2 bedroom and 2 bathroom unit is certainly a very big space. The open kitchen, just makes the space look bigger, and you do have a good sized dining for those who like to entertain, and a proper living room of course. As you might expect, the bedroom sizes here are also truly very spacious indeed.
As always though, the issue for Joo Chiat is that the MRT is a further distance away, with Eunos MRT station more than a 10-minute walk away.

3Thong Soon Avenue

$2,000,000
Address: | Thong Soon Avenue 787433 |
---|---|
Tenure: | N/A |
Size: | 1,750 sqft |
$PSF: | $1,142.86 PSF |
Developer: | N/A |
TOP: | N/A |
Why I like it
This area has definitely been significantly upgraded with the arrival of Springleaf MRT station on the Thomson East Coast line. Now, it’s literally just a 2-minute walk away for houses on this stretch.
The unit itself is massive at 1,750 square feet. It comes with 3 bedrooms, an airwell (that provides more light to the space), lovely high ceilings and a pitched roof! You might wanna do more renovations to the unit though.
For foodies, there are various food options at your doorstep like a dimsum and mookata joint, as well as Springleaf Prata.

4Novena Hill

$1,200,000
Address: | 45 Jalan Novena 308663 |
---|---|
Tenure: | Freehold |
Size: | 710 sqft |
$PSF: | $1,690.14 PSF |
Developer: | Unknown Developer |
TOP: | 1975 |
Why I like it
This isn’t the first time we’ve picked a unit at Novena Hill, and like my choice of Novena Court last week, it does enjoy much of the same benefits like food and retail options at Novena Square 1 and 2, Velocity, and Royal Square. And you are also able to get to Mount Elizabeth and Tan Tock Seng Hospital relatively quickly, with United Square and Goldhill Plaza a little further away.
But unlike Novena Court though, you are nestled in a quieter spot. Although this (as usual) does come at the expense of a longer walk to the MRT station (8 minutes).
At 2 bedrooms and 1 bathroom, 710 square feet is decent in size but nothing spectacular so it isn’t as spacious as most other walk-up apartments that’s for sure.

5D14 Walk-up Apartment

$1,899,000
Address: | D14 Walk-up Apartment for sale near Kembangan MRT |
---|---|
Tenure: | Freehold |
Size: | 1,259 sqft |
$PSF: | $1,508.34 PSF |
Developer: | N/A |
TOP: | N/A |
Why I like it
This listing is a little scant on details (like the photos), but if it is as it says, then it was an interesting one that I couldn’t quite pass up.
From the details, it seems to be renovated in an eclectic style with a patio. I do like the location of the neighbourhood, with various food options like the famous Seng Kee Black Chicken Herbal Soup just nearby. Of course, it being freehold and 1,259 square feet for a 3 bedroom unit certainly helps too!
