Bukit Timah Turf City’s First Condo Starts From $1.475M — A First Look At Dunearn House

Dunearn House is the first new condominium in Bukit Timah Turf City, the new residential estate taking shape in prime District 11. It is also the first new private residential development within the vicinity of the prestigious Swiss Club landed enclave in over three decades.
The 380-unit project is jointly developed by Frasers Property, CSC Land, and Sekisui House. The sales gallery, located along Evans Road, will be open for public preview on Friday, July 10. The development is expected to launch for sale on Saturday, July 25.
Dunearn House will feature a mix of two- to four-bedroom units.
- Two-bedroom units, which range from 527 – 678 sq ft, will start from $1.475 million
- Three-bedroom units, spanning 872 to 1,001 sq ft, are priced from $2.597 million
- Four-bedroom units of 1,184 to 1,378 sq ft will fetch prices from $3.588 million
The entire development consists of two 19-storey residential towers, and three 10-storey residential blocks.
The units in the 19-storey towers make up the Pinnacle Collection and feature three-bedroom premium and four-bedroom units. The Luxury Collection consists of two- to three-bedroom units – with configurations ranging from Premium, Study, and Flexi variants – that are within the 10-storey blocks.

Each unit will come with premium kitchen appliances from Smeg, while bathrooms are fitted with high quality sanitaryware from Geberit and Hansgrohe. Units in the Pinnacle Collection offer enhanced specifications, including premium fittings and upgraded kitchen appliances. Selected units in the Pinnacle Collection will also come with an automated drying rack from Steigen.
“As the first private residential development within this new precinct, Dunearn House offers homeowners an excellent first-mover advantage in Bukit Timah Turf City, one of Singapore’s most distinctive residential districts,” says Soon Su Lin, CEO of Frasers Property Singapore.
Back in June 2025, the trio of developers were awarded this government land sale site after submitting the top bid of $491.45 million for the 145,173 sq ft site. This translates to a land rate of $1,410 psf per plot ratio (ppr).
Land prices have already significantly climbed, with an adjacent site fetching a higher price of $1,625 psf ppr, after Wing Tai Holdings and Metro Holdings submitted the top bid of $533 million for that development site in May this year.
Frasers Property, CSC Land, and Sekisui House have the unique advantage of setting the tone and expectations for future developments in this new residential estate, which will feature a mix of public and private housing.

Designed by renowned architectural firm Ong&Ong, alongside landscape architect Ecoplan Asia, the design of Dunearn House is inspired by its verdant surroundings with a strong connection to the natural setting in Bukit Timah and the former Turf City.
Greenery is integrated across approximately 35% of the site, with the Mirage Forest providing a calming sanctuary. A 60m forest-inspired meandering trail with swings and climbing features is also designed to encourage outdoor playtime for children of all ages. There are also dedicated wellness zones set amidst landscaped gardens to support active living, relaxation and social interaction.

Communal facilities include two clubhouses, the Dunearn Club and the Waterfall Club, a teppanyaki pavilion and dining areas, a gymnasium, outdoor fitness spaces and a tennis court. Other facilities include a 50-metre lap pool, wellness pools and landscaped decks, alongside waterfall terraces and themed lounges.

In addition to being a joint venture partner, CSC Land is also the main contractor in the development of Dunearn House.

Dunearn House has been designed to meet BCA’s Green Mark Platinum (Super Low Energy) standards, and the development incorporates a range of sustainability features. This includes sensor-based lighting, energy-efficient air-conditioning systems and appliances, smart energy monitoring across residential and communal spaces, and the provision of electric vehicle charging points and bicycle parking.
Residents can also enjoy seamless control of selected home and community functions through a dedicated smart community app, allowing them to manage visitor access, pre-register guests and book shared facilities with ease.

Living in Bukit Timah’s First Car-Lite Precinct
Located within Bukit Timah’s established residential and education enclave, Dunearn House is close to Sixth Avenue MRT station on the Downtown Line. The precinct will also be served by the future Turf City MRT station, which is part of the second phase of the Cross Island Line project.
The new development offers homebuyers, particularly families looking to be near schools, with a first-mover advantage to live in this prestigious neighbourhood.
Dunearn House is within 1km of Methodist Girls School and close to Raffles Girls’ Primary School, Nanyang Primary School, Nanyang Girls’ High School, Hwa Chong Institution and National Junior College. International schools such as the Swiss School, the Singapore Korean International School, ACS (International) and Hwa Chong International School are also nearby.
This area is also supported by major roads like Dunearn Road and Bukit Timah Road, as well as the Pan Island Expressway (PIE). This makes travelling to Holland Village and Dempsey convenient, with the Orchard Road shopping belt about a 10 minutes’ drive away.
