Units Of The Week Issue #59
Get The Property Insights Serious Buyers Read First: Join 50,000+ readers who rely on our weekly breakdowns of Singapore’s property market.
This week’s issue is a continuation of the “bigger-is-better” theme given the increased awareness of just how precious it is to have more space at home.
But bigger spaces do come a price that may not be within one’s reach.
As such, we’ve curated these spacious units (some of which are well-renovated, saving you more costs there!) that just aren’t as far flung as you think they would be!

1238 Bishan Street 22
$1,000,000
| Project: | 238 Bishan Street 22 |
|---|---|
| HDB Estate | Bishan |
| Address: | 238 Bishan Street 22 |
| Tenure: | 99-year leasehold |
| Size: | 1,603 sqft |
| $PSF: | $623.83 |
| Developer: | HDB |
| Lease Start Date | July 1992 |
Why I like it
Not that one would need an introduction to the pros of staying in an Executive Maisonette, but the biggest would definitely be that lavish space. At 1,603 square feet, this unit is certainly bigger than most HDB’s out there (although you do have to account for the staircase). Some may point to the privacy that you get between the living areas and the bedrooms above, which could be good for multi-generation living as well.
This unit has undergone a $200k renovation works before, and I think for most people it still looks suitably modern. And while it is located in Bishan (as central as you can get), it currently isn’t near enough to Bishan MRT to walk, although the future Teck Ghee MRT station on the Cross Island Line could alleviate that. You are really close to the Bishan-AMK park, however, so some people might see a benefit in that.

282 Tiong Poh Road
$1,200,000
| Project: | 82 Tiong Poh Road |
|---|---|
| District | 03 |
| Address: | 82 Tiong Poh Road |
| Tenure: | 99-year Leasehold |
| Size: | 1,023 sqft |
| $PSF: | $1,173.02 |
| Developer: | HDB |
| Lease Start Date | March 1967 |
Why I like it
Tiong Bahru may have really old HDB’s, but they are still popular with investors mainly because of the good rental yields that you can get. And given the hipster nature of the space, many design oriented people have moved into the area as the vibes of Tiong Bahru isn’t something that you can find in other parts of Singapore.
In what was originally a 2 bedroom unit, this 1,023 square feet unit has been transformed into an extremely spacious 1 bedroom extravaganza. And as you can see from the photos, the design of the space is super well manicured – you can definitely tell a lot of care has gone into the outlook of the unit.
That said, it is located on the 3rd level – while it is more private, you will need to be pretty mobile to climb up and down each day.

3525 Serangoon North Avenue 4
$768,000
| Project: | 525 Serangoon North Avenue 4 |
|---|---|
| HDB Estate | Serangoon |
| Address: | 525 Serangoon North Avenue 4 |
| Tenure: | 99-year Leasehold |
| Size: | 1,582 sqft |
| $PSF: | $485.46 |
| Developer: | HDB |
| Lease Start Date | October 1992 |
Why I like it
It’s rare to find a really well-designed Executive Maisonette like this one considering how many are quite old. The renovation isn’t over-the-top either, so there wouldn’t be much hacking works to do if you’re intending to do your own carpentry. What’s more, it’s close by the highly popular Rosyth Primary School which is great for those with young children.
I really like that the unit is north-south facing which is not only good for ventilation, but reduces the amount of afternoon sun throughout the year too. Moreover, buyers of this unit can look forward to the upcoming Serangoon North MRT along the Cross Island Line.

4533 Hougang Avenue 6
$828,000
| Project: | 533 Hougang Avenue 6 |
|---|---|
| HDB Estate | Hougang |
| Tenure: | 99-year Leasehold |
| Size: | 1,560 sqft |
| $PSF: | $530.77 |
| Developer: | HDB |
| Lease Start Date: | October 1992 |
Why I like it
While a price tag for an HDB above $800K in Hougang may sound hefty, we must say that this unit seems quite reasonably priced considering how much smaller units at Hougang Capeview were priced around $700K+. Of course, this Executive Maisonette is much older – but it is already well-renovated and situated on a high floor. More importantly, it is within walking distance to Hougang MRT!
One thing really special about this unit is the balcony. While balconies are commonplace in bigger units like this, this one stands out with its open-roof balcony. This has an added effect of making the living-balcony area much more open.
And for those who do enjoy soaking in a warm bath, you’ll be glad to know that this unit already comes with one – so that’s extra savings when it comes to renovation costs.

578 Moh Guan Terrace
$1,350,000
| Project: | 78 Moh Guan Terrace |
|---|---|
| District | 03 |
| Tenure: | 99-year Leasehold |
| Size: | 960 sqft |
| $PSF: | $1,406.25 psf |
| Developer: | HDB |
| Lease Start Date | Around 1967 |
Why I like it
While I wouldn’t consider this unit to be “big” by traditional definition, this one caught my eye with its unique layout as it has a very generous indoor courtyard area.
The half-glass rooftop in the courtyard ensures a lot of light would come in (making it appear much bigger than it is), and the lengthy area here makes it suitable for an office that can even fit a small team!
The unit also has a unique dual-entrance layout – reinforcing the idea that one area could be used as an office, while the other is for own stay. This could make it quite an attractive investment on its own, or perfect for those who run their own small business.
Moreover, its location on the ground level makes it really accessible.
