Units Of The Week Issue #57
April 7, 2021
In light of the latest launch in District 5, One-North Eden (the first launch in 14 years to the area), we’ve decided to look at some of the resale options that you could possibly look at in the vicinity.
We would say the immediate area isn’t too tightly packed like some of the more centrally located areas – so for those that like a bit of breathing space would certainly enjoy that aspect.

Here we go, these are the Units Of The Week for the week of 7 April 2021.
Shortlists like this are a useful starting point, but the units that make the list aren't necessarily the ones that make the most sense for your budget, lifestyle or long-term plans.
The harder part comes afterwards: comparing the trade-offs, evaluating the numbers, and deciding which home is actually the best fit for your situation.
Over time, that's also why we decided to work with agents who shared the same data-driven and advisory-led approach behind our editorial, consultants who could help readers think through decisions more objectively, rather than simply push transactions.
Today, the team has worked with more than 2,000 clients across over $5B in property transactions.

1Village @ Pasir Panjang
$1,498,000
| Project: | Village @ Pasir Panjang |
|---|---|
| District: | 05 |
| Address: | 463 Pasir Panjang Road |
| Tenure: | Freehold |
| Size: | 1,076 sqft |
| $PSF: | $1,392.19 |
| Developer: | Champsworth Development Pte. Ltd. |
| TOP: | 2016 |
Why I like it
While I can’t say that this property is located that closeby to the One-North area (it is separated by the massive estate that is the NUS), one selling point of this space is the proximity to West Coast Park – it’s practically right opposite.
Completed in 2016, this freehold project consists of just 148 units. It’s a good size for those looking for a little more privacy, yet not too small that facilities would be completely lacking either.
This is a ground-floor patio unit that comes with 2 bedrooms and 2 bathrooms at a size of 1,076 square feet. It’s definitely on the big side as compared to today’s standards so some may find the overall quantum not too appealing.
It is ultimately more of a lifestyle choice, greenery views and a high ceiling do go some way into making it feel quite quaint. The finishings of the place is nice too, elegant yet stylish.

2The Trilinq
$1,760,000
| Project: | The Trilinq |
|---|---|
| District: | 05 |
| Address: | 28 Jalan Lempeng |
| Tenure: | 99-year Leasehold |
| Size: | 1,044 sqft |
| $PSF: | $1,685.82 |
| Developer: | Clementi Development Pte Ltd |
| TOP: | 2017 |
Why I like it
The Trilinq is a relatively new condo in the Clementi area, having only TOP-ed in 2017. It’s leasehold (as you might expect) and it contains 755 units.
This is a 3 bedroom plus study unit that comes in at 1,044 square feet. It’s on a middle floor, but due to its facing and current vicinity, you do get unblocked views – although I wouldn’t necessarily say it is the most picturesque.
The furnishings of the unit is kept quite simple, but I wouldn’t say that is the main selling point of it. It’s really about the location, as it is quite a short walk to Clementi Mall and MRT station. It is quite a bustling neighbourhood joint – not the most fancy of malls – but you do get quite a lot of food and shopping areas there.

3One-North Residences
$1,590,000
| Project: | One-North Residences |
|---|---|
| District: | 05 |
| Address: | 9 One-North Gateway |
| Tenure: | 99-year Leasehold |
| Size: | 1,141 sqft |
| $PSF: | $1,393.51 |
| Developer: | UOL / Kheng Leong |
| TOP: | 2009 |
Why I like it
For those looking at the upcoming One-North Eden, this would probably be one of the closest competitors – given that it is located right beside it. While the psf would be comparatively a lot lower, you might find that the final quantum isn’t really to be trifled with as this 1 bedroom itself comes in at $1.59 million. Granted, this one here is at a sizeable 1,141 square feet, so size wise it really can’t be directly compared.
Built in 2009, this is a leasehold condo with 405 units. This unit itself is a loft one – so you can enjoy high ceilings in the living but do take note this is really counted in your overall floor area as well.

4510 West Coast Drive
$368,000
| Project: | 510 West Coast Drive |
|---|---|
| HDB Estate: | Clementi |
| Tenure: | 99-year Leasehold |
| Size: | 721 sqft |
| $PSF: | $510.40 |
| Developer: | HDB |
| Lease Start Date: | 1978 |
Why I like it
Some people might say that this block is on the wrong side of Clementi (getting to Clementi MRT isn’t the easiest of tasks) – but you do have Ayer Rajah Food Centre in close walking distance and Clementi Stadium just opposite as well for some daily exercise.
This is quite an old block, as its lease commencement year begins from 1978, but on the inside it is anything but. This 3-room HDB flat comes in at 721 square feet – which is not bad for a 2 bedroom unit. Where it stands out is really the interior design. It’s not for everyone (especially the minimalist), but I think most people would be quite attracted to it.

5Bayville Condo
$1,200,000
| Project: | Bayville Condo |
|---|---|
| District: | 05 |
| Tenure: | Freehold |
| Size: | 893 sqft |
| $PSF: | $1,343.78 psf |
| Developer: | Glory Development Pte Ltd |
| TOP: | 1996 |
Why I like it
This is a freehold development with just 63 units. So yes, one of its key selling points would be its exclusivity and it does have surprisingly quite reasonable maintenance for its number of units.
It’s exterior isn’t the most modern looking by any means, but its interior was done just 4 years ago so it still looks tasteful and well done. At 893 square feet for a 2 bedroom unit, it is considered relatively big by today’s standards. There’s even a yard space (convenient) and a small balcony so interior space is quite maximised.

Round-ups like this are a good place to start a shortlist, but the real work begins when you start comparing the final few options, looking beyond the headline criteria to decide which property is the best fit for your own situation.
