Units Of The Week Issue #30

If you’ve been following the housing market, I’m sure you’ve heard the news of the Penrose by now – it has sold quite an incredulous 60 plus per cent on launch day. And this isn’t one of those launched in phases type deal, this is 60 over per cent of its total 566 units!
So this week, we’ve decided to look at District 14 – an area that is quite up-and-coming.
Frankly speaking, if you’re looking for a home with a certain charm and character – this isn’t the place for you. But what you get here, however, is a place with great connectivity and general amenities.

Here we go, these are the Units Of The Week for the week of 29 September 2020.

1euHabitat
$750,000
| Project: | euHabitat |
|---|---|
| District: | 14 |
| Address: | 208 Jalan Eunos |
| Tenure: | 99 years |
| Size: | 549 sqft |
| $PSF: | $1,366.12 |
| Developer: | Transurban Properties Pte Ltd and OPH Marymount Ltd |
| TOP: | 2016 |
Why I like it
Generally, if you’re looking at euHabitat you will probably not be too reliant on the MRT. You could say that it is close to both the Downtown and the East West MRT lines, but the truth is that it does require quite a long walk to either of them.
At 549 square feet, it is quite sizeable as far as 1 bedroom apartments go, but that is also mainly down to the bomb shelter included in the unit. Not everyone will take a fancy to it, but if you have a lot of belongings, the additional storage space will definitely appeal to you.
I like the decor here, it’s simple and you really don’t have to do much else to it. My biggest issue would probably be the closest proximity to the other blocks – not a great situation privacy wise.

2Sims Urban Oasis
$1,288,888
| Project: | Sims Urban Oasis |
|---|---|
| District: | 14 |
| Address: | 10 Sims Drive |
| Tenure: | 99 years |
| Size: | 829 sqft |
| $PSF: | $1,554.75 |
| Developer: | Sims Urban Oasis Pte Ltd |
| TOP: | 2017 |
Why I like it
If you’ve been eyeing the Penrose launch recently, you’d definitely know about the Sims Urban Oasis. And it’s not hard to understand why, given they are situated right next to each other.
At 829 square feet this unit is definitely on the bigger side for a 2 bedroom unit, but you do have to note that it is all down to its double volume high ceiling. While it doesn’t have a platform of any sort to take advantage of the “additional” space (referring to the living room here), it does result in the place being brighter and way more airy.
Understandably, not everyone is going to be into paying the premium for a unit such as this. At the very least, the unit is still relatively new – so not much renovation works will be required at all.

3Waterbank at Dakota
$4,500,000
| Project: | Waterbank at Dakota |
|---|---|
| District: | 14 |
| Address: | 25 Dakota Crescent |
| Tenure: | 99 years |
| Size: | 2,820 sqft |
| $PSF: | $1,595.74 |
| Developer: | UOL Group Limited |
| TOP: | 2013 |
Why I like it
If you are after the views, this penthouse unit at Waterbank at Dakota certainly does make some sense. It overlooks the Geylang River, you do get a view of the city, and the immediate surrounding areas are generally low-lying so you do get nice sweeping views.
I like the 4.2m high ceiling in the living and dining area too – although the furniture there isn’t really my cup of tea (in my humblest of opinions).
Also, it’s not often that you’ll find a single level apartment – so no wasted space with multiple staircases. But here’s my biggest issue with the unit (even though it is a sizeable 2,820 square feet already), all 5 bedrooms are on one side so there is a lack of privacy. Plus, 3 of the common bedrooms share just one bathroom!

4Guillemard Edge
$928,000
| Project: | Guillemard Edge |
|---|---|
| District: | 14 |
| Address: | 38 Lorong 30 Geylang |
| Tenure: | Freehold |
| Size: | 1,001 sqft |
| $PSF: | $927.07 |
| Developer: | Macly Equity Pte Ltd |
| TOP: | 2015 |
Why I like it
At 1,001 square feet, you could say that this is a bit of an overkill for a one bedroom unit. But if you are going to be working from home for the foreseeable future and are willing to splash out for a bit of a lifestyle element at home then this could be a viable option for you.
As with most penthouse units (or in this case, sky terrace), you don’t exactly get 1,001 square feet of usable space. In this case, quite a bit will be taken up by the staircase, and the open rooftop. Let’s not forget the bomb shelter here too.
There’s not much to speak of in terms of its current interior design, although I do have to say that with the rooftop setup, it is very cosy and useful even in wet weather conditions.

5#1 Loft
$728,000
| Project: | #1 Loft |
|---|---|
| District: | 14 |
| Address: | 1 Lorong 24 Geylang |
| Tenure: | Freehold |
| Size: | 624 sqft |
| $PSF: | $1,166.67 |
| Developer: | The One Development 2 Pte Ltd |
| TOP: | 2015 |
Why I like it
Naturally, not everyone is going to be the most comfortable with its immediate location. But if you are, there’s no doubt that the proximity to good food is one of its best draws to the place. Of course, the 5 minute walk to Aljunied MRT really helps too.
Additionally, what I like about the space is the decor. It’s soft, minimalist and looks extremely comfy. Because it is split over two levels, there is also the option to convert it into a dual key unit – albeit a very squeezy two units at best.
