Units Of The Week Issue #27

This week in our Units Of The Week issue, we are looking at specifically interesting units from District 10.
Why District 10 you might ask?
Well, if you really must know, we’ve had a ton of enquiries from our clients this week on this particularly affluent area of Singapore – so why waste the effort?
As always, our pick of the week is a very well renovated unit in the One Tree Hill enclave. It may not have much in terms of facilities, but the interior is top-notch.

Here we go, these are the Units Of The Week for the week of 8 September 2020.

1Balmoral Heights

$1,850,000
Project: | Balmoral Heights |
---|---|
District: | 10 |
Address: | 8 Balmoral Crescent |
Tenure: | Freehold |
Size: | 926 sqft |
$PSF: | $1,997.84 |
Developer: | Fook Tong Nam Construction Pte Ltd |
TOP: | 2005 |
Why I like it
Not everyone’s gonna like the fact that this is a 2 bed 1 bath unit, but I suppose that if you are a young couple with no intention of having kids (and have the budget for it), this could be a suitable proposition.
Granted, one of the highlights of the location is the proximity to renowned schools, but schools aside, this unit is certainly well equipped for someone who wants privacy and a touch of luxury as well.
The development has only 44 units, and this unit even comes with private lift access – so you can expect to almost never see your neighbours. Again, great for those who value privacy.

2One Tree Hill Mansions

$1,900,000
Project: | One Tree Hill Mansions |
---|---|
District: | 10 |
Address: | One Tree Hill |
Tenure: | 99 years |
Size: | 1,615 sqft |
$PSF: | $1,176.47 |
Developer: | SB (Grange) Development Pte Ltd |
TOP: | 1980 |
Why I like it
At 1,615 square feet of space, 3 bedrooms and 3 baths coming in at under 2 million – you aren’t going to find much options like these in this part of town.
Granted, it may be old (built in 1980), and it is a leasehold project. But with 48 units only and 5 minutes away from the upcoming Orchard Boulevard MRT station on the Thomson East Coast line, you could say there is potential there for a future en bloc situation.
Personally, I really like the minimalist decor and squarish layout – there isn’t much I’d do to change the current living situation. It’s a pity about that lack of condo facilities, but at this price point you’d really can’t complain all too much.

3Tanglin Regency

$1,890,000
Project: | Tanglin Regency |
---|---|
District: | 10 |
Address: | 383 Tanglin Road |
Tenure: | 99 years |
Size: | 1411 sqft |
$PSF: | $1,339.48 |
Developer: | First Capital Corporation |
TOP: | 1998 |
Why I like it
Tanglin Regency is no stranger to us, given that we’ve reviewed it before.
Yes, like One Tree Hill Mansions, it’s old and it is a leasehold development as well – but as a location, there’s no denying that it is in quite a convenient spot.
One of the downsides of looking at older developments is the general amount that you will have to set aside to do a proper revamp – which is why it is attractive to find a space that is rather well kept – perhaps even well furnished to some.
It isn’t going to win any awards in the design department. But if you are looking for a more spacious living area in the Redhill area, this could be one to consider – 1,411 square feet for a 3 bedder in today’s context is well sized that’s for sure!

4The Ford @ Holland

$2,100,000
Project: | The Ford @ Holland |
---|---|
District: | 10 |
Address: | 1 Ford Avenue |
Tenure: | Freehold |
Size: | 1,367 sqft |
$PSF: | $1,536.21 |
Developer: | Hoi Hup Realty Pte Ltd |
TOP: | 2009 |
Why I like it
If Holland Village is your jam and you currently find the price and sizes on offer at the new launches of One Holland and Van Holland too much to stomach, this loft unit at The Ford @ Holland could be interesting to look at.
The development itself isn’t big – just 85 units, but it is freehold – which is always a plus point for Singaporeans.
I’ve always liked high ceilings in units, although you are always charged for it – it does give a much better sense of space and it definitely stands out a lot more. Plus, that sloped ceiling certainly gives off a landed feel!
– Stanley

5Steven Suites

$1,690,000
Project: | Steven Suites |
---|---|
District: | 10 |
Address: | 2 Stevens Close |
Tenure: | Freehold |
Size: | 818 sqft |
$PSF: | $2,066.01 |
Developer: | EL Development (Stevens) Pte. Ltd. |
TOP: | 2014 |
Why I like it
First things first, Stevens Suites is a tiny development – just 32 units. In today’s context, that never really bodes well from an appreciation standpoint.
Future potential aside, what you do get here is a freehold, pretty newish development (TOP 2014), and it is about 500m walk to the Stevens MRT station – which carries two MRT lines (Downtown and upcoming Thomson East Coast).
I really like the furnishing here. It used to be a 2 bedder (now converted to 1 bedroom), so it would be a good option for singles that have a high priority for a quality interior with as much privacy as possible.
