Units Of The Week Issue #15

We’ve had multiple requests this week from readers looking to move with specific requirements – new condo units that are ready, or close to ready for move in.
In light of that, here are some condos that have already been completed, with new units available for sale (complete with ID works) – so yes, all ready to move in.

Here we go, these are the Units Of The Week for the week of 15 June 2020.

1Kallang Riverside

$1,250,000
Project | Kallang Riverside | District | 12 |
Address | 51 Kampong Bugis | Tenure | Freehold |
Size | 517 sqft | $PSF | $2,417.79 |
Developer | The Singapore-Johore Express Pte Ltd | TOP | 2019 |
Why I like it
Seeing the location on the waterfront, most people would assume this to be a leasehold project – so anything freehold in this neck of the woods is certainly valuable.
Other highlights include the close proximity to Lavender MRT station, views over the vicinity, and the high floor infinity pool that offers a scenic (and unique) view point over the Singapore city skyline.
That said, like the others on this list, Kallang Riverside has not quite yet sold out despite being launched for some time – it seems that not everyone is as sold on the asking prices.

28 St Thomas

$1,430,000
Project | 8 St Thomas | District | 09 |
Address | 8 St Thomas Walk | Tenure | Freehold |
Size | 441 sqft | $PSF | $3,242.63 |
Developer | Bukit Sembawang Estates Limited | TOP | 2018 |
Why I like it
8 St Thomas is quite a curious project. On paper, it covers the bases for what most buyers are looking for. Good convenient location, all the usual condo facilities, not too many units, and a modern design. Yet since its launch in 2018, it hasn’t sold as well as more people would have assumed.
You could chalk it down to the availability of options – River Valley has an abundance of options to choose from. But the thing that 8 St Thomas has up its sleeve? Ready to move in units (complete with ID furnishings). Unfortunately, they have still adopted the unpopular bay windows here so those that have an aversion to them, please skip next!
*For those watching out for discounts.

3The Line @ Tanjong Rhu

$2,167,000
Project | The Line @ Tanjong Rhu | District | 15 |
Address | 6 Tanjong Rhu | Tenure | Freehold |
Size | 1,055 sqft | $PSF | $2,054.03 |
Developer | Lakeview Investments Pte Ltd | TOP | 2016 |
Why I like it
The Line @ Tanjong Rhu enjoys an enviable location in the East. It offers sea and city views, plus the upcoming Katong Park MRT on the Thomson East Coast line is located just outside the development.
Like the rest of the developments on this list, it hasn’t sold out of all its units yet. One thing to take note of, this 3 bedder has quite an unorthodox entrance. Instead of opening up to the usual living/kitchen area, the doorway is at the end of the corridor – right at the side of the third common bedroom.

4Lloyd Sixty Five

$5,191,000
Project | Lloyd Sixty Five | District | 09 |
Address | 65 Lloyd Road | Tenure | Freehold |
Size | 1,808 sqft | $PSF | $2,871.13 |
Developer | TG Pte Ltd | – | 2016 |
Why I like it
Lloyd Sixty Five is located pretty close to the first entrant in this week’s UOTW, the 8 St Thomas. So yes, it enjoys a great location too. In fact, you could say that the location of this project is even better – it’s right in the thick of the action at Killiney Road.
This is a 2 plus study loft unit – with a 6.4 metre high ceiling. It is no doubt an impressive feature to have at home, just remember that you are actually paying for that airspace.
As a boutique project, don’t expect a wide range of facilities – so it’s just a regular swimming pool and gym.
– Stanley

5Coco Palms

$2,145,120
Project | Coco Palms | District | 18 |
Address | 11 Pasir Ris Grove | Tenure | 99 years |
Size | 1,744 sqft | $PSF | $1,230 |
Developer | CDL | TOP | 2019 |
Why I like it
This is definitely the odd one on this list – it’s the only 99 year leasehold property and it is the furthest out.
The Coco Palms only recently TOP-ed in 2019, its location is among a cluster of other condos like the Palette, d’Nest, NV Residences, and Livia. But out of them all, it does boast the most convenient location, as it is the closest to Pasir Ris central and the MRT station.
For those looking for a immediate move in with a large family in tow, this 5 bedroom could be worth a consideration.
