Units Of The Week Issue #47

In this week’s edition of Units Of The Week, we will be featuring some of the more noteworthy units from District 23 – home to places like Dairy Farm, Bukit Panjang and Choa Chu Kang.
While we can’t say that these are the most centrally located areas, they certainly make up for it if you treasure greenery views in Singapore.

1Kingsford Hillview Peak
$1,600,000
Project: | Kingsford Hillview Peak |
---|---|
District: | 23 |
Address: | 101 Hillview Rise |
Tenure: | 99-year Leasehold |
Size: | 1,098 sqft |
$PSF: | 1,457.19 |
Developer: | Kingsford Development Pte Ltd |
TOP: | 2016 |
Why I like it
Sure, Kingsford Hillview Peak might not enjoy the best reputation as it is more famously, or should I say infamously known for the $130,000 fine for its safety lapses during construction.
If you aren’t too bothered by that, however, the location of this development is actually pretty decent. It’s about a 7-10 minute walk to Cashew MRT station on the Downtown Line. Hillv2 mall is just opposite, where you have some eateries plus a supermarket.
The advantage of this unit is a high enough floor that will afford you views of Bukit Timah Nature Reserve. At 1,093 square feet of a 3 bedroom unit, it is reasonably sized with an enclosed kitchen and a yard. The interior design is quite nice too and would probably suit the likings of most!

2Maysprings
$860,000
Project: | Maysprings |
---|---|
District: | 23 |
Address: | 6 Petir Road |
Tenure: | 99-year Leasehold |
Size: | 915 sqft |
$PSF: | $939.89 |
Developer: | First Bukit Panjang Land Pte. Ltd. |
TOP: | – |
Why I like it
There’s no doubt that Maysprings is an old property that has seen better days. Built in 1998, it is getting on in age and it definitely does not have a modern facade.
That said, if you are looking for good interior space and a conveniently located location, Maysprings can be one to consider. At 915 square feet for a 2 bedroom apartment, that is definitely considered spacious in today’s context. It is also just opposite Hillion Residences, which has The Hillion Mall and Bukit Panjang MRT on the Downtown Line at its doorstep.
What’s great about this unit is that it is also decently well decorated and designed, and you’ll probably need minimal renovation to move in. One downside is probably the sloping foyer towards the dining room – it isn’t the most efficient of shapes.

3759 Choa Chu Kang North 5
$699,999
Project: | 759 Choa Chug Kang North 5 |
---|---|
District: | 23 |
Address: | 759 Choa Chu Kang North 5 |
Tenure: | 99-year Leasehold |
Size: | 1,561 sqft |
$PSF: | $448.43 |
Developer: | – |
TOP: | – |
Why I like it
At 1,561 square feet of space, this certainly is one for those on the lookout for a bigger living space for their family. This is a rare executive maisonette located at Choa Chu Kang North, which is only about a 6 minute walk to Yew Tee MRT.
As with maisonettes, what’s cool is that it is located over 2 floors, with the bottom dedicated to the kitchen, living and dining area, and the top floor for just the 3 bedrooms.
With the open concept kitchen, the bottom living area feels massively spacious (although I know families would rather an enclosed one), and the decor of the flat is overall still considered to be quite nicely renovated.

4Sol Acres
$899,999
Project: | Sol Acres |
---|---|
District: | 23 |
Address: | 8 Choa Chu Kang Grove |
Tenure: | 99-year Leasehold |
Size: | 872 sqft |
$PSF: | $1,030.96 |
Developer: | MCL Land (Brighton) Pte Ltd |
TOP: | 2019 |
Why I like it
For those wondering, Sol Acres is an Executive Condominium that hasn’t obtained MOP yet but in the case of this unit, the owner has been granted the permission to sell within the MOP period.
This is a 2 bedroom apartment that is sized at 872 square feet, which is quite big even if you taking into account its study area as well.
I reckon this would definitely be for those who prefer a more masculine approach to their preference for interior design, with its dark walls and fittings (other than the white floor). It is all in a very sleek and refined look, which is totally up my alley.

5Glendale Park
$1,780,000
Project: | Glendale Park |
---|---|
District: | 23 |
Address: | 23 Hillview Avenue |
Tenure: | Freehold |
Size: | 1,313 sqft |
$PSF: | $1,355.67 psf |
Developer: | Hill Grove Realty Limited |
TOP: | 2000 |
Why I like it
Glendale Park is probably a development that most haven’t heard of. It is just opposite Kingsford Hillview Peak and thus a really short walk to Hillview MRT on the Downtown Line as it is just right beside it.
What’s great is it enjoys a Freehold lease and has 448 units total, which isn’t too crowded and an overall good size. At 1,313 square feet for 3 bedroom, you can consider it to be well-sized but it does also show its age as it is coming to 21 years old.
This space features an open concept kitchen, with a big kitchen counter and dining area. The entire dining and living wall is painted a different colour, which really helps accentuate the length of the space. I’m not a fan of the lights on the ceiling, but as always, design is a personal and subjective thing!
