As condo prices have climbed over the years, buyers have increasingly had to compromise on space. In many newer developments, three-bedroom units have become more compact, with designers relying on more efficient layouts to maximise every square foot. Older condos, however, offer something different.
This week, we looked at five resale condos that stand out for offering spacious three-bedroom layouts at relatively accessible price points.

The challenge for many buyers today isn't access to information.
It's interpreting that information in a way that makes sense for their finances, goals, and stage of life.
Over time, that's also why we decided to work with agents who shared the same data-driven and advisory-led approach behind our editorial, consultants who could help readers think through decisions more objectively, rather than simply push transactions.
Today, the team has worked with more than 2,000 clients across over $5B in property transactions.

1Flora View

$1,510,000
| Attribute | Info |
| Address | 1 Ang Mo Kio Street 66 |
| Size | 1,023 sq ft |
| $PSF | $1,476.05 |
| TOP date | 2018 |
Why I like it
Situated within a quiet boutique development beside a landed estate, Flora View enjoys a peaceful setting whilst still offering a handful of eateries within the development itself.
This duplex penthouse separates the common bedrooms and master suite across two levels, creating greater privacy for families. The living area opens onto a balcony that could comfortably function as an alfresco dining space, leaving more room indoors for the living area. The open-concept kitchen also helps the living and dining spaces feel more spacious, whilst providing a generous amount of storage with cabinets on both sides.
The two common bedrooms are located on the lower level, while the master occupies the upper floor. One of the common bedrooms also comes with its own balcony. Upstairs, there is an additional family area that could be used as a study, home gym, children’s play area, or lounge. The neutral colour palette throughout also makes it easier for buyers to personalise the home.

2Ballota Park Condo

$1,548,000
| Attribute | Info |
| Address | 150 Mariam Way |
| Size | 1,313 sq ft |
| $PSF | $1,178.98 |
| TOP date | 2000 |
Why I like it
Located near Komo Shoppes, this development sits within a private residential enclave whilst remaining close to everyday amenities.
The unit is on a high floor and enjoys a good amount of natural light. The living and dining areas are spacious, with large mirrored wall panels helping to visually enlarge the space. A built-in counter and display cabinet provide a subtle separation between the two areas.
The kitchen comes with a separate yard, utility room, and WC. All three bedrooms are tucked away in a private section of the home, and it would be relatively straightforward to enclose the bedroom corridor for even greater privacy. The master bedroom is particularly spacious, whilst all three bedrooms feature mirrored sliding wardrobes that further enhance the sense of space.

3The Sensoria

$1,590,000
| Attribute | Info |
| Address | 1 Jalan Ulu Sembawang |
| Size | 1,270 sq ft |
| $PSF | $1,251.97 |
| TOP date | 2008 |
Why I like it
Situated within a quiet boutique development, this project is close to Sembawang Shopping Centre, Chong Pang Market & Food Centre, and Sembawang Hot Springs Park.
The unit enjoys an unblocked view and receives plenty of natural light. The living and dining areas are clearly separated, whilst the living room also comes with a small planter that could accommodate a compact outdoor seating area.
Adjacent to the dining space is a study corner that can easily be adapted into a work-from-home space or reading nook. The kitchen comes with a yard, home shelter, and WC, with the yard being enclosable if preferred.
The master bedroom is especially spacious, incorporating both a sizeable wardrobe and study area. All three bedrooms also feature bay windows that can be used as additional seating or relaxation spaces.

4Hillview 128

$1,600,000
| Attribute | Info |
| Address | 126 Hillview Avenue |
| Size | 1,044 sq ft |
| $PSF | $1,532.57 |
| TOP date | 2001 |
Why I like it
Located within a private residential enclave, this boutique development is close to neighbourhood eateries and the park connector leading towards Bukit Batok Nature Park, Bukit Timah Nature Reserve, and the Rail Corridor.
Although situated on a lower floor, the unit faces the surrounding greenery and still receives a good amount of natural light. The dumbbell layout minimises circulation space whilst keeping outdoor areas relatively compact, allowing more of the floor area to be devoted to interior living.
The living and dining areas are nicely separated and feature marble flooring that helps keep the home cool. A partially open kitchen improves both ventilation and the sense of openness, whilst still providing a yard and WC. The master bedroom is particularly spacious.

5The Sunny Spring

$1,698,000
| Attribute | Info |
| Address | 50 Lorong 40 Geylang |
| Size | 1,032 sq ft |
| $PSF | $1,659.82 |
| TOP date | 1998 |
Why I like it
Located near both Dakota MRT station (CCL) and Paya Lebar MRT station (EWL/CCL), this development is also close to the shopping malls around Paya Lebar, Old Airport Road Food Centre, and the park connector leading towards Gardens by the Bay. It is also within 1 km of Kong Hwa School.
The living and dining areas are nicely separated and comfortably sized. The kitchen comes with a separate yard that can be enclosed if desired.
The current owners have combined two of the common bedrooms into one larger room, creating a more generous secondary bedroom. Part of this room has a distinctive semi-circular shape, owing to the building’s architecture. The master bedroom is also comfortably sized, making this a practical option for families seeking larger bedrooms.
