This week, we looked at a handful of one-bedroom units across different parts of Singapore. These are all near MRT stations, with decent layouts and features that make the small square footage more bearable:

Why I like it
This unit is located near Farrer Park MRT Station (NEL) and close to City Square Mall and Mustafa Centre. This location also means proximity to Pek Kio Market & Food Centre, and plenty of food options in the surrounding area. It’s also near Piccadilly Grand.
The unit is freehold, which may have some added appeal for long-term thinkers. Sadly the living area includes a small planter box (not so efficient), but still allows space for a compact dining set or study table.
A notable feature is the Jack and Jill bathroom, which can be accessed from both the living area and bedroom, improving practicality for guests. There is also a home shelter for storage, which helps keep the space uncluttered.Being in a low-rise project is not always a drawback for one-bedders like these. If you’re budget-sensitive or focused on higher rental yields, you’ll probably find the lower cost (compared to high floor premium units) a more practical upside.

2Nin Residence

Why I like it
Located near Potong Pasir MRT Station (NEL) and The Poiz Residences, this unit is also within reach of The Woodleigh Residences and Bidadari Park via the nearby greenway. Do note that The Poiz has a commercial component with a supermarket, so the location is very convenient.
The living area features floor-to-ceiling windows, which makes the space feel larger and brighter. The bedroom comes with a small balcony, which is normally inefficient for compact units – but in this case, it does help with ventilation and light.
The home shelter is positioned within the bedroom and can function as a walk-in wardrobe, which is an unusual and practical use of space. The kitchen also comes with both top and bottom storage, providing a decent amount of cabinetry for a one-bedder.
In case it matters, this is within one kilometre of St. Andrew’s Junior School.

3Parc Centros

Why I like it
Located near Punggol MRT Station (NEL) and Waterway Point, this unit is also close to the Punggol Waterway and park connectors leading toward Coney Island and Lorong Halus Wetland Park.
Although a balcony is usually inefficient for one-bedders, this one is exceptional: the balcony is big enough to potentially double as a dining area, instead of being just a small ledge; so it might be a pass for some. Inside, the kitchen is wide enough to fit a small dining set without feeling cramped.
There’s also a decent amount of storage with top and bottom kitchen cabinets, along with an additional storage space for miscellaneous items.The layout is efficient overall, with minimal wasted space, making it practical for both own stay and rental. The main advantage though, is the upcoming transformation of Punggol through the Punggol Digital District (PDD). This will be one of the more rentable options in Punggol once things are up and running.

4The Tennery

Why I like it
Located near Bukit Panjang MRT Station (DTL) and integrated with Junction 10 mall, this is a mixed-use development with amenities right downstairs. It’s also near Hillion Residences and the Rail Corridor.
This is a larger one-bedder at over 600 sq ft, with a high ceiling that allows for a loft above the kitchen. This added space can be adapted for different uses, such as storage or a study.
The living area includes a decently sized balcony, and the wall between the bedroom and living room has been converted into a full glass partition, making the unit feel more open.The Jack and Jill bathroom is sizeable and includes both a bathtub and a separate shower, which is uncommon for smaller units.While most one-bedders are angled at tenants, this is one of the few one-bedder layouts that truly caters to own-stay use.

5Coco Palms

Why I like it
Located near Pasir Ris MRT Station (EWL) and close to Pasir Ris Mall and Whitesands, this unit is also within walking distance to Pasir Ris Park and the beach. It’s near Pasir Ris 8.
The development is relatively young, which may appeal to buyers who want something newer; especially with regard to facilities.
The living area includes a small planter, which is a drawback; but this is balanced out by how the kitchen counter can potentially be extended to form a proper dining area. The layout and good lighting also help, as the area doesn’t feel too enclosed despite the planter. A useful feature is the additional sliding door in the bedroom, which separates the bathroom and wardrobe area. This allows for more privacy when guests are using the bathroom.
Round-ups like this are a good place to start a shortlist, but the real work begins when you start comparing the final few options, looking beyond the headline criteria to decide which property is the best fit for your own situation.
