Units Of The Week Issue #56

It’s Wednesday – time for another issue of Units Of The Week.
This week, our focus is on properties in District 9 (which has recently seemingly lost its shine towards the new and improved District 7). Still, let’s not forget that District 9 holds many of the ultra luxury properties in Singapore.
While it would have been easy to showcase the usual suspects like 21 Anguilla Park or Sculptura Ardmore, we’ve chosen to go with some of the less well known projects. Ryan’s choice is a particularly eye-catching one!

Here we go, these are the Units Of The Week for the week of 31 March 2021.

1Peace Mansions
$2,180,000
| Project: | Peace Mansions |
|---|---|
| District: | 09 |
| Address: | 1 Sophia Road |
| Tenure: | 99-year Leasehold |
| Size: | 2,605 sqft |
| $PSF: | $836.85 |
| Developer: | Kian An Realty Ltd |
| TOP: | 1976 |
Why I like it
Peace Mansions. Even if you haven’t heard of it, you can probably tell by its name that it is an old development. While it is in District 9, it isn’t located in what is probably considered as the limelight area of Orchard, so you do see that reflected in the asking price (as with the old age of the development as well).
At a size of 2,605 square feet, it is a spacious place that contains 5 ensuite bedrooms. It is even flexible enough to be turned into a dual key set up, with 3 bedrooms on one side, and 2 on the other.
Amazingly, that’s still probably not the most unique thing about this unit. Especially at night, the LED lighting portrays it in a totally different image. It isn’t for everyone, but for those that prefer a little fun and vibrancy in their life might have a taste for this space.

2Orchard View
$7,500,000
| Project: | Orchard View |
|---|---|
| District: | 09 |
| Address: | 29 Angullia Park |
| Tenure: | Freehold |
| Size: | 2,530 sqft |
| $PSF: | $2,064.43 |
| Developer: | Bestbilt Pte Ltd |
| TOP: | 2010 |
Why I like it
Out of all the high end luxury condos at Angullia Park, I’d probably say that Orchard View is perhaps the least well known. It is the oldest of the 3 condos in a row (21 Angullia Park and Skyline @ Orchard is newer) but from its name you can probably tell it is all about the view of Orchard.
At 2,530 square feet for a 4 bedroom unit – it’s a massive one in today’s context. As you might expect, there is private lift access and everything is on a singular level. The balcony space isn’t the biggest (which might be a good thing to some), but you do get one in the master bedroom as well.
That said, do take note that the bedrooms here have bay windows – which isn’t something too in-trend right now.

3Leonie Towers
$5,988,000
| Project: | Leonie Towers |
|---|---|
| District: | 09 |
| Address: | 20 Leonie Hill |
| Tenure: | Freehold |
| Size: | 2,960 sqft |
| $PSF: | $2,022.97 |
| Developer: | Hock Seng Enterprises Pte Ltd |
| TOP: | 1975 |
Why I like it
Like the rest of the units so far, this is a really large one at 2,960 square feet in size. It is a duplex unit, so it will be spread out over 2 floors (with some wasted stair space).
The decoration of the place isn’t the most modern, but it is after all in a building that is more than 40 years old. Of course, one of the biggest attractions of Leonie Towers is that it is freehold and in an enviable location. It is a 5 minute walk to the upcoming Great World MRT station and well, the revamp of Great World City is definitely a plus point!

4Residences @ Killiney
$13,500,000
| Project: | Residences @ Killiney |
|---|---|
| Address: | 147 Killiney Road |
| Tenure: | Freehold |
| Size: | 6,760 sqft |
| $PSF: | $1,997.04 |
| Developer: | Hoi Hup Realty Pte Ltd |
| TOP: | 2013 |
Why I like it
This is an absolutely enormous penthouse located in the pretty quaint Killiney area. At 6,760 square feet, this penthouse at Residences @ Killiney is set over 2 levels. You do get private lift access, but it unfortunately does not go to the second floor (you’ll need to use the stairs).
The bedroom, living, dining and kitchen are all on the bottom floor, while the top floor is your entire entertainment area – private swimming pool, garden and barbecue pit. I must say though, the pool is quite a well-sized one!
– Stanley

5Urbana
$2,988,800
| Project: | Urbana |
|---|---|
| District: | 09 |
| Tenure: | Freehold |
| Size: | 1,313 sqft |
| $PSF: | $2,276.31 psf |
| Developer: | Keppel Land Limited |
| TOP: | 2007 |
Why I like it
Frankly speaking, the interior design of the space is pretty ordinary. But what is quite special is really the sweeping views of the River Valley area. As with most of the high end condos in District 9, there is a private lift access that immediately opens up to that gorgeous view – that balcony opens right up.
It is walkable to Somerset and Robertson Quay, so lifestyle wise you are pretty much in good company. At 1,313 square feet for a 3 bedroom unit, it isn’t the biggest (for a luxury development at least), but it does have very liveable features. An enclosed kitchen, yard and household shelter.
