In our first edition of Units Of The Week in 2022, it’s back to the chase of looking for bigger units. Even with the new cooling measures, and with work from home no longer the default as of Jan 1st, 2022 (up to 50% of workers are now allowed back in the office), there would still definitely be a residue demand from people looking at bigger homes.
So this week, it’s units above 1,600 square feet (we found 2 absolutely large jumbo ones too). The Punggol one is pretty special, it’s a loft unit so you get a 5-6m high ceiling in the living/dining area!

Why I like it
As with HDB flats at this size, this is an Executive Apartment located at Pasir Ris Street 53. First up, the location is pretty fantastic. You are right opposite Elias Park Primary School, and also really close to Pasir Ris MRT station on the East West line. In addition, with the upcoming Pasir Ris 8 condo comes the Pasir Ris Mall (although it will only TOP in 2026). You do have the existing White Sands to shop/dine at, so it’s not all bad.
Other than that, Pasir Ris Sports Centre and hawker centre is just across the road. Probably one of the biggest attractions for me though is that Pasir Ris Park is an equally short jaunt away. It’s massive and you do also have access to the beach, which is unlike most other areas in Singapore.
The unit itself is obviously a large one, at 1,603 square feet. The current setup is already in pretty modern condition, with a kitchen island within the kitchen, and a black/brown/cream theme throughout the house.

Why I like it
As with most HDB’s in Punggol, this one is still rather new, having only been completed in 2011 (estate is called Punggol Sapphire). This isn’t an Executive Apartment or Executive Maisonette like most of the other listings, instead, this is a Loft unit – a very unique type of HDB not found in most places.
So as you may imagine, this features a high ceiling over the living/dining area which looks much grander as you enter the house. The ceiling is about 5-6m high and really goes a long way to making the space feel much brighter and more open. The unit itself is really nicely done up too, utilising a certain shade of blue and red in different areas, and it looks quite avant garde if you ask me.
The location is great too. It’s about a 5-minute walk away from the Punggol MRT station, which also means you are very close to Waterway Point Shopping Mall. And if you are extremely lazy, Soo Teck LRT station is nearly right at your doorstep.

Why I like it
Jumbo HDB’s are one of the rarest type of HDB’s that you can find. And aside from the landed HDB units, these are also as spacious as you can get for an HDB apartment. This particular one at Woodlands is a very large 1,926 square feet in size. And unlike Executive Maisonettes, this is set over one floor so you don’t have further wasted space with the staircase. There’s 4 bedrooms, a family area and 2 bathrooms so it is suitable for multi-generational living. The unit itself isn’t the most modern looking, but if you aren’t too fussy and are okay with not stamping your own design language you can probably do away with too extensive renovations.
Location wise you are somewhat equidistant between Marsiling MRT and Woodlands MRT station. Both would be an over 10-minute walk but Woodlands definitely has more to offer with Causeway Point and the new Woods Square located there. Do note that Woodgrove Ascent BTO is right next door and will be in construction till 2025 (just started foundation work) so there will be construction noise to deal with for a few years.

Why I like it
Woodlands is one of the few areas with jumbo HDB’s and this is a giant one at 2,034 square feet. It comes with 6 bedrooms and 3 bathrooms (very suitable for multi-gen living) set over one floor. The interior is pretty good too, it looks modern enough and the colour tone is a minimalist grey.
Location wise it’s close to Fu Shan Garden so there’s a good amount of space for kids to run around. You are also about 7-minutes walk away from Woodlands MRT station (North South and Thomson-East Coast line) and along with that, Causeway Point and Woods Square.

Why I like it
Jalan Rajah can be a bit of a hit or miss for some people. For one, it’s centrally located, so getting to most areas in Singapore can be a breeze. It’s also within walking distance to lots of food, which is always good. Positives aside, some people don’t like the busy aspect of the area, and it isn’t really close to an MRT station either so that’s that. You are situated in a landed enclave, with a small park just next door.
This means that you are in a pretty exclusive space, and it isn’t too congested. The unit itself is located a little away from the hustle and bustle along Balestier Road. It also is facing Curtin Singapore so you are facing the better side (the other side faces the PIE). It’s a 1,615 square feet Executive Maisonette so naturally size wise it is fantastic. Like any EMs out there it is set over 2 levels, with the 3 bedrooms all on the second floor. The unit itself looks to be in good condition as it was only renovated 5 years ago and looks modern still (the light under the stair rails is a nice touch!)
