Sophia Road in District 9 looks prime on paper, with mostly freehold condos and MRT access. Yet price growth has been subdued, sometimes trailing the wider CCR. We analyse why new launches did not lift surrounding resale prices and why larger units have held up better.
Analysts expect the next Lentor project could start from $2,700 psf after a GuocoLand, Intrepid Investments and TID joint venture set a record land rate of $1,278 psf ppr for the Lentor Central GLS site. The plot can yield about 560 homes, and with most earlier projects sold out and limited unsold inventory remaining, analysts say earlier oversupply fears in Lentor may be overblown.
A conserved freehold corner terrace at 124 Cairnhill Road is on the market for $16 million. Set on a 2,495 sq ft site with approved GFA of 5,603 sq ft within the Cairnhill Residential Historic District in prime District 9, the home features four ensuite bedrooms, modern interiors behind a conserved façade, and is offered via Expression of Interest closing 31 March 2026.
Halsdon House, the 17th century Grade II listed country home of Rolling Stones drummer Charlie Watts, is on the market for £2.75 million (about S$4.7 million). Set on 55 acres in rural Devon above the River Torridge valley, the 8,593 sq ft estate includes nine bedrooms, multiple reception rooms, a library, and equestrian facilities. Positioned as more of a legacy asset than a typical investment purchase, the property reflects both historic value and countryside seclusion.

Reunion dinners, new homes and fresh beginnings. Wherever you are in your property journey, we wish you abundance and prosperity this Chinese New Year.
With the Chinese New Year Toto jackpot hitting $12 million, what can a realistic post-split Group 1 windfall of $4 million to $6 million buy in Singapore’s 2026 property market? From a $4.4 million freehold semi-D in Jalan Baiduri to new launches like Newport Residences and large freehold family condos such as The Continuum, the options are substantial, but not limitless.

Savills expects China’s prime residential property market to remain under pressure, forecasting capital values across major cities to fall by between 2% and 3.9% in 2026. The report highlights weak demand, demographic changes, and fragile sentiment, with 22 consecutive months of year on year declines across surveyed Chinese cities. Hangzhou was the only market to post marginal growth in 2025, while Guangzhou saw the steepest drop, down 7.2%.
The June 2026 BTO launch is expected to offer around 6,900 flats across seven sites, with about half classified under Plus or Prime. Featuring rare opportunities such as waterfront-facing flats at Berlayar and the first Upper Thomson launches in over 40 years, this premium mid-year exercise may see strong pent-up demand and could be most rewarding for long-term owner-occupiers, while also improving odds for singles through a higher allocation of 2-room flats.
Budget 2026 included no explicit housing measures on HDB flats, ECs, or private home prices, even as many expected income ceiling changes. The silence may reflect moderating resale price growth, increased flat supply, and more flats reaching MOP in 2026, reducing urgency for intervention. Find out if the shift toward wage support policies signals a more stable housing market ahead.
A same-sex couple is weighing whether to wait for an Executive Condominium or pursue alternative HDB strategies for self-stay and long-term asset optimisation. We analyse recent EC performance after MOP, the new-launch price gap versus private condos, resale HDB price and rental yield trends, Prime and Plus 2-room Flexi restrictions, and ownership structuring considerations to assess which path makes more sense in today’s market.

The February 2026 BTO sales exercise attracted 29,295 applicants for 4,692 flats across six projects in Bukit Merah, Sembawang, Tampines, and Toa Payoh, translating to an overall application rate of 3.3 times as of Feb 11. ERA noted a muted response for some Plus and Standard projects, while demand was strongest in Tampines, where application rates for four-room and two-room flexi units were among the highest in this launch.

Will we see a deluge of cheap flats as 99-year leases come to an end? This commentary examines why older HDB flats have remained surprisingly resilient, how lease decay impacts prices unevenly, and why resale values often hold steady until sudden town-specific tipping points are reached.
